Comment from Robert Reed of Gascoigne Halman

This excellent and visually striking home in Sadlers Wells presents a rare opportunity to acquire a stylish individual detached house situated within walking distance of Bunbury village centre. Occupying a prime position along this popular residential lane, the house benefits from an impressive south easterly facing plot and xtensive off-road parking for four vehicles. Spanning 2,127 square feet in total, including the integral double garage, the house has undergone a radical transformation in recent years to establish a first class contemporary living environment that pairs outstanding spatial design with good quality fixtures and finishes.

The ground floor accommodation opens with an entrance hall leading to a cloakroom and a versatile L-shaped home office or playroom at the front that can easily adapted to the varied lifestyle needs of future owners. Running along the rear elevation is a magnificent open plan kitchen, breakfast, and dining space that flows effortlessly into a superb main living room which has a feature fire place. Both of these light filled areas feature sliding patio doors opening directly onto the rear garden. The kitchen is very well designed and finished and the entire open plan space is refreshingly different and highly impressive. A separate utility room and a dedicated boiler room complete the ground floor layout.

On the first floor, the quality and proportions continue to impress. The principal bedroom boasts its own private en suite shower room, while three additional well proportioned bedrooms are served by a shower room. The shower room includes plumbing provision for a bath with overhead shower, allowing future owners to easily convert the layout to suit their preferences.

Outside, the property features a large double garage offering very useful storage alongside the generous driveway parking, which can accommodate four cars. The double garage has an EV charging point and long connection cable to the drive, for maximum convenience. The rear garden, which enjoys a highly desirable south easterly orientation, has been completely transformed and landscaped by the current owners. Designed to incorporate two distinct areas, the grounds feature a spacious paved patio ideal for alfresco dining and entertaining in addition to a level lower lawn that provides a safe and flat play space for children or pets.

Priced at a very competitive level, we anticipate excellent levels of interest.
