Property Insight
A brand-new three-bedroom detached home at Meridian Gate in Royston, within easy reach of the town centre and the mainline station, and offered with the considerable advantage of no onward chain. The development is also running a Build Your Own Offer incentive worth up to £20,000*, giving buyers the flexibility to put it towards the package that best suits their move. Currently under construction and due to be complete come December, the property is arranged over two floors and makes a straightforward choice for a first purchase or a growing family.
The ground floor is laid out for everyday family life, with a separate lounge to the front and an open kitchen/dining room to the rear, giving room for both cooking and a dining table in a single sociable space. A ground-floor cloakroom completes the layout and keeps the family bathroom upstairs free through the day. On the first floor the principal bedroom takes a private en-suite, alongside a second double, a third bedroom well suited to a child’s room, study or nursery, and a family bathroom serving the floor.
Outside, a rear garden sits behind the house, and a private driveway to the front provides off-road parking for two cars. Private and enclosed, the garden gives a young family somewhere to use through the warmer months, with room to plant and establish over time.

Location - Royston
Royston is a traditional English town in Hertfordshire, on the border of Cambridgeshire and 14 miles from Cambridge. It grew from the crossing of two ancient thoroughfares, Roman and prehistoric, and carries a wealth of rich heritage - including its own cave, revealed in the 18th Century, carved out of chalk beneath the crossroads in the centre of town. The town enjoys numerous green open spaces, including the renowned Therfield Heath nature reserve, and lies on the northern slopes of the Hertfordshire Chalk Downs.
The town centre offers a market and a high street of bustling shops alongside a wide variety of cafes, restaurants, bars and public houses, with supermarkets on the outskirts, doctors’ surgeries, dentists, schools and a leisure centre. Clubs and activities range from tennis and rugby to hockey and golf. Transport links are excellent: The town sits on the A10, with the A1M and M11 each within a 15-minute drive, and a mainline station running direct to London Kings Cross in as little as 38 minutes.
