More Than Meets The Eye – Modern Open Plan Living In The Countryside

The heart of the home...
Let's start with the part of the property that really steals the show.
The impressive rear extension has completely changed how this bungalow feels, creating a stunning open-plan kitchen, dining and living space that's perfectly suited to modern life.
It's the sort of room where everything naturally comes together.
Cooking while chatting with friends.
Family meals around the table.
Relaxing at the end of the day.
Or simply sitting back and enjoying the outlook towards the garden and adjoining countryside.
Rather than having separate rooms that can sometimes feel disconnected, this wonderful open-plan space brings everyday living together in one bright and sociable setting.
And with the garden and fields beyond, there's a lovely connection between the home and its surroundings.

Two bedrooms and space to spread out...
The accommodation also includes two comfortable double bedrooms, alongside a stylish family bathroom.
But there's another space here that I think deserves a special mention.
The generous entrance porch/conservatory.
It's much more than somewhere to simply walk through.
Depending on your needs, it could become an informal seating area, a practical utility space, somewhere for additional storage or simply the perfect place to leave muddy boots and coats after a countryside walk.
And if you've got dogs, you'll immediately appreciate the benefits of having that extra space before entering the main house!

Please note there is also active planning permission to extend and add a 3rd bedroom with an en suite.

A garden with a countryside backdrop...
Step outside and the appeal continues.
The enclosed rear garden backs onto neighbouring fields, giving you a wonderful open outlook and a real sense of being connected to the Norfolk countryside.
It's a lovely setting for summer evenings, entertaining friends, enjoying a morning coffee or simply relaxing outdoors.
And then there's the detached garden studio.
For anyone working from home, needing a creative space, wanting a hobby room or dreaming of their own home gym, this is a fantastic addition.
Having that separate building gives you flexibility without needing to sacrifice one of the bedrooms inside the bungalow.
To the front, a substantial driveway provides ample off-road parking.

Village life with the broads on your doorstep...
Ludham is one of those Norfolk villages that offers a lovely balance between countryside living and everyday convenience.
Despite the property's peaceful cul-de-sac setting, you're within walking distance of village amenities, including local shops, the school and doctor's surgery.
And for anyone who enjoys the outdoors, you're perfectly placed.
The Norfolk Broads, How Hill and the surrounding countryside provide fantastic opportunities for walking, boating and exploring, while the Norfolk coastline is also within easy reach.
It's a location that allows you to enjoy a quieter pace of life without feeling isolated.

Dan's view...
Wow, what a transformation!

For me, the rear extension is what makes this property so interesting.
It's taken what could have been a fairly conventional two-bedroom bungalow and created a home with a fantastic sense of space, light and modern living.
I particularly like how the kitchen, dining and living areas all flow together, with the garden and countryside outlook providing such a lovely backdrop.
But it's the combination of features that really makes this one stand out.
Two double bedrooms.
A beautifully modernised interior.
That incredible open-plan living space.
A generous entrance porch.
A detached garden studio.
Plenty of parking.
And a garden backing onto fields.
All tucked away in a peaceful Ludham cul-de-sac.
For somebody looking to downsize, I think this could be a brilliant option. You get the convenience of single-storey living without having to compromise on the space you actually use every day.
Equally, it could suit a couple wanting a modern home with somewhere separate to work, exercise or enjoy their hobbies.

This is one of those properties where the photographs will give you an idea, but stepping inside will really help you appreciate what's been created.

i'd thoroughly recommend coming to see it for yourself.

Vendor's comments...

We have loved living in this property, it has been the ideal home for our little family.
The open plan layout has been especially good while raising a young baby, having everything on one level made those first few months much easier and our little one now loves all the floor space for burning off energy in his walker.
The open plan layout is also great for socialising with family and friends.

We love how bright and homely the living space is, on the dullest of days outside the living room still feels bright and warm.

On a sunny day opening the bifold doors overlooking the garden is lovely, you can sit inside while still enjoying the fresh air outside.
The spacious porch we recently added to the property has made a real difference, being able to store coats and shoes etc out of the main home is great after walks in the countryside and is also the perfect space for the many things that come with a baby(High chair, buggy, car seat the list goes on!...)
The location is perfect for walks in the countryside, within 15 minutes you can be walking along the river at How Hill.
The property is situated on a quiet cul de sac so feels like an escape from the hustle and bustle of busy modern day life.

We are sad to be leaving our first family home but are ready to upsize to a 3 bedroom property and we hope the next owners will enjoy living here as much as we have.
