What should I look for when buying a house with a garden?

When searching for a home with a garden, you'll need to know:

  • What way does the garden face? South-facing gardens tend to enjoy more sunshine

  • Are there any problem plants or trees? Japanese knotweed spreads fast and needs special treatment

  • Does it have a shed to store the lawnmower, garden tools and bikes?

  • Is it easily accessible, so you can wheel the bikes out at weekends?

  • Is it easy to maintain?

  • Are there any public rights of way running through it? (Your solicitor will help with this)

How much does a garden add to a property's value?

A garden can add up to 20% to a property's overall value.

Even the size of the garden can have an impact. According to Savills, buyers are prepared to part with over £420,000 for a home with a large garden, compared to £260,000 for a home with a small garden.

In cities, homes with gardens are particularly desirable and the price per square foot of homes with the largest gardens (£481) is more than double that of homes with the smallest (£216).
