As you approach Lakeside Holiday Park, you cross the bridge over the lake which sets the scene perfectly for the wonderful settings which you will find yourself set in. You will come up to the security barrier, setting the standard of security throughout for a safe, yet unobtrusive use of the grounds. You have your own fob entry.

As you enter the holiday site, you will notice how peaceful you find your new surroundings, while passing by some of the many services & facilities you have to hand. You have a launderette, shops, bars, restaurants, children's entertainment area, heated swimming pool & sun decking area to name a few, with pleasant walks around the lake also.

As you come up to the park home itself, you have a private parking bay for two vehicles, grounds upon which the park home sits with garden area and frontage and a rear area (with shed) for laundry. Walking up the two steps onto the decking area, you come up to the front door which opens into the lounge / dining area.

The lounge is nice and bright, while spacious with a fire place and double patio doors opening out onto the decking area. The decor is neutral in colour, warm and pleasing. The furniture lounge suite, non fixed and dining room table & chairs are all included. The decking is a good size and serves well for outside dining to enjoy the grounds.

The kitchen is laid open plan from the dining area and has floor & wall mounted units, integrated gas cooker & hob, double sink & drainer, and ample marble effect worktop space with footlights.

Down the hall, to your right you have the bathroom, with bath (including overhead shower), wash basin & toilet, as well as two well proportioned bedrooms with fitted units, with the master a comfortable double and its own en-suite with wash basin & toilet.

The property is serviced by a new combination boiler for the central heating.

The ground rent and service charges were set at £590 per calendar month, which covers the communal grounds upkeep, grass cutting, security, drainage, use of park facilities, meaning the own bills you have are your gas & electric bills, which are estimated to be no more than £1,000 for the year, based on fair use.

The park only requires you to vacate for 2 weeks in January. You are also allowed to sub-let without any issue. If this was let for a month, you can achieve an income of up to £3,000 per month in peak season.
