Description

Only one remaining. A brand new 2 double bedroom contemporary property of over 1300 sq ft by one of Dorset’s most respected builders. Set on the edge of the New Forest with access to an Area of Outstanding Natural Beauty.

2 large double bedroom single storey homes, built by one of Dorset’s most established and respected builders.

It is very much a unique development on the outskirts of the New Forest in a peaceful sylvan setting with open countryside surrounds adjacent to Cranborne Common bridleway which leads to Cranborne Chase, a designated Area of Outstanding Beauty.

The property has been designed to compliment these surroundings and to maximise the South facing orientation.

You approach the property via a walled driveway accessed direct from the adopted road. Block paved leading to an integral garage with and up and over electric door.

What is striking is the oversize front door leading to the extra wide entrance halls. This feeling for space and light was the driving force to the design. The open plan kitchen/dining and living area together with the main bedroom are positioned for maximum light and to enjoy the views of the private gardens.

The function of the home was designed to give efficient energy use and lower running costs by way of superior air tightness and insulation together with the hot water and underfloor heating provided by a high performance condensing boiler with individual room settings.

There is style and quality to every facet of the home. Feature kitchen by award winning Kitchen Elegance of Poole with fully integrated Neff appliances, ‘handleless’ units and quartz worktops. Feature bathrooms with Vitra sanitary ware, Porcelanosa tiling and backlit LED illuminated mirrors. Main bedroom with Lamco fitted wardrobes. Recessed ceiling areas with concealed lighting.

You will not be disappointed when viewing.

Area Description

Forest Edge really is what it says. 100 yards from your front door are woods at the start of Cranborne Chase, which is classified as An Area of Outstanding Natural Beauty. It is a diverse landscape offering areas of rolling chalk grassland, ancient woodlands, chalk escarpments, downland hillsides and chalk river valleys each with a distinct and recognisable character. For dog walks or just exploring there is always something new to see. With the New Forest also close by, you are spoilt for choice.

Alderholt village itself has a feel of an old-fashioned country community. There are 3 churches, a vets and a doctor's surgery and for convenience shopping, a Co-Op local. It has a large recreation ground with a Sports and Social Club, 2 tennis courts and a children's play area. Alderholt stages the ‘Recreate’ Arts Festival every April. As with many villages the local pub is a centrepiece. The Churchill Arms is at the end of road. It dates back to the early 1900’s and was originally built by a local farming family who first ran it. You’ll always find cask beers and the not to be missed is the ‘Full Monty’ English breakfast served at the weekends.

With the New Forest so close you are spoilt for choice of country pubs and eateries. A couple not to be missed are 10 Castle Street between Wimborne and Cranborne and The Inn in Cranborne itself, just 10 minutes away.

Entertaining visiting family is easy. Locally is the Dorset Heavy Horse Farm Park, Ringwood Brewery, archery at Featherdown Farm, the New Forest Water Park, and Moors Valley Country Park which has a golf course and lots of activities to excite children.

Country living, yes, but you are 10 minutes from the A31 where it is at least dual carriageway to the M27 and the uk’s motorway network. By car you’ll be in London in 90 minutes. Or 35 minutes to Southampton Airport Parkway railway station where a train to Waterloo is under an hour and a half. The other way, its just 9 miles to Bournemouth International Airport and of course on from there to the award-winning beaches of Bournemouth and Poole.

For children of school age, the local schools are all Ofsted rated good. St James’ Church of England First School and Nursery is in the village. At secondary level the Burgate and Cranborne Schools are 3 miles away.

As we said, the Co-Op local is great for convenience. For bigger shops you have the choice of Morrisons in Verwood and Waitrose and Sainsburys in Ringwood.

Superb living standard in a country setting.
