No 27 was built for the present owners in 2023 and is designed by an award winning architect. It has a stunning contemporary interior and the reception hall, part full height, with a glazed balustrade landing, is particularly striking.

The specification of the interior finishings is very high, and integrated modern technology is controlled by apps. There is underfloor heating to the ground and first floors and the tiled internal and external porcelain floors are by Mandarin Stone. The bespoke German breakfast kitchen was designed and installed by Kitchen Partners and lighting and technology is by Revolve. The fitted dressing room furniture is by John Lewis of Hungerford and the bathroom and shower rooms are by Bathroom Solutions.

The imaginative use of windows, and good size rooms, allow the views from the front and rear gardens to be brought into the house. Double doors from the reception hall open into the superb open plan breakfast kitchen/family/dining room. It is extremely well fitted with an island unit seating six, four ovens including a microwave and steam oven, induction hob, two dishwashers, cabinet fridge and freezer, and a wine cooler. Sliding doors open to the garden. The sitting room with ceiling halo lighting doubles as a cinema. The study and ground floor bedroom with en suite shower, overlook the drive and have lovely open views.

The superb principal bedroom suite with dressing room and shower room, has a French door opening to a large balcony with glazed balustrade running the width of the house and overlooks the rear garden. Two further bedrooms, each with a French door to the balcony, and family bath/shower room also overlook the rear garden, with a lovely woodland backdrop. There is a further bedroom with en suite shower room.

Outside
Solid electrically operated double gates opens to a large gravel drive and a parking area providing parking for a number of vehicles in front of the house. An integral tandem garage has a roller door at either end and an EV charging point is located nearby. The front garden and drive is totally enclosed and has a wide open unspoilt view across farmland to woodland.

There are level areas of lawn interspersed with ornamental trees and borders planted with a variety of shrubs. A wide paved area immediately outside the front of the house has a ramp and steps leading from the parking area. The rear low maintenance garden is laid to a large expanse of level lawn and is totally enclosed.

A deep porcelain paved patio spans the width of the house and garage, making the whole area ideal for entertaining. Part of the patio has an inset shrubbery bed, and ornamental trees intersperse the lawn. The garden is private and is set against a backdrop of woodland.

Situation
(Distances and times are approximate).
No 27 sits well back from the Clevedon Road behind a gated entrance and enclosed garden, and has a lovely open view over farmland to woodland towards the coast. From the first floor, both Severn crossings can be seen.

Failand is a popular village just west of Bristol. It has a village hall, church, pub, and a local farm/coffee shop. There is a primary school at Flax Bourton, and The Downs Preparatory School at Wraxall. Secondary schooling is available at Backwell Academy which is Ofsted “good” rated. There is an excellent choice of private schools in Bristol, and also at the Sidcot Quaker School, at Sidcot.

There are a number of local country and woodland walks, and golf clubs at Clevedon, and Bristol & Clifton, Long Ashton, and a cricket club at Lower Failand.
