Tucked discreetly off Beulah Hill in Crystal Palace sits Camille House - a substantial modern home, extending to almost 3,000ft2 internally, offering five bedrooms, four bathrooms, multiple entertaining spaces and an unexpectedly large plot of nearly 9,000ft2.
Having been Robbie and Audrey’s (R&a’s) home since it was built in 2019, and thoughtfully extended since, it was designed around modern family living: Expansive open spaces, high-end finishes, intelligent technology integration and exceptional outside space.
With more than three decades in the hospitality industry, R&A have operated some of London’s most iconic bars, restaurants and nightlife venues, such as Beach Blanket Babylon, in Notting Hill, The Collection in Chelsea and Michelin star restaurant, High Holborn in central London.
R&As original search criteria when they were looking, was a discreet property with potential, seeking more space for their growing family, while remaining connected to Central London, walking distance from The Triangle, and a quick drive to Dulwich - where their children now go to school.
What they found was something increasingly rare in London - a private detached family home with the scale to entertain, relax and expand on long-term - which they have subsequently done, with four further extensions.
What immediately sets Camille House apart from the typical, is the feeling of seclusion.
Despite its prime Crystal Palace position, the property feels remarkably peaceful, surrounded by greenery and set well back from the road - behind a private resident-only approach.
What Robbie and Audrey Have Done
The house now combines a sleek modern aesthetic with practical family functionality, featuring aluminium framed windows throughout, porcelain flooring, gas central heating along with gas and electric underfloor heating, solid oak internal doors, imported 'Caesar' tiling in the bathrooms, outdoors and extensions, and granite worktops in the kitchen.
Since purchasing, the upgrades include:
- A dining room extension
- A large playroom extension
- A large loft extension (with luxury finishes)
- A beautiful modern glass room
- Upgraded first-floor bathroom
- Additional land acquisition to the side (for the mini footballers in the family)
- A carport with EV charging point behind an electric gate
- Additional consumer unit and upgraded electrics
- Larger upgraded boiler system
- Alexa integrated technology throughout
The result is a house that now offers efficiency and flexibility across all three floors, balancing open-plan entertaining on the ground floor, with quieter retreat spaces higher up.
The Layout & Living Space
The ground floor has been carefully designed for both family life, and also accommodates entertaining on a large scale.
The kitchen and social areas flow beautifully together, with granite worktops, high end integrated appliances and direct access onto the main garden, creating a social heart to the home. R&A have on many occasions comfortably hosted gatherings of more than 50 guests here using marquees and outdoor caterers.
The reception spaces are generous yet comfortable, helped by the brightness that comes through the aluminium framed glazing and the clean contemporary finishes throughout.
One of the standout spaces is the newly built playroom now used as a family movie / sport room, particularly for watching their beloved title winners Arsenal, whilst also doubling up as Audrey’s home gym.
Across the upper floors, the accommodation has been intelligently arranged to provide excellent separation between children’s rooms and the suite in the loft.
Speaking of which, the loft-converted main bedroom is spectacular, benefitting from elevated views across London, pir sensor lighting, Alexa-integrated blinds and smart home functionality. To really highlight the attention to detail, the 'Caesar' tiling flows seamlessly off waterfall edges, continuing consistently with the flooring below.
From the loft, the family enjoy a front row seat to the New Year’s Eve firework displays across London every year, a feature that remains one of their favourite parts of living here.
The Great Outdoors
For a London plot, the outside space this home boasts is unrivalled - especially for entertaining.
Originally two separate plots, the space stretches to to almost 9,000ft2. The main garden is substantial, ideal for outdoor dining and social events with large TPO trees and luxury planters around the border, with an additional side garden adjoining the carport, currently used as a footy and recreation area, complete with goal, table tennis setup and outdoor benches.
The scale and versatility of the outside areas is something that’s difficult to find in London generally - let alone Crystal Palace, particularly combined with the privacy afforded by the detached setting.
The property is approached via a private road with an electric bollard to prevent nosey parkers, providing generous off-street parking and access to the aluminium carport with EV charging.
The Crystal Palace Lifestyle
Camille House is positioned perfectly for the best aspects of Crystal Palace living, greenery, community, independent businesses and excellent connectivity.
The Crystal Palace Triangle has developed into one of South London’s most vibrant lifestyle destinations, known for its independent cafés, restaurants, pubs and creative atmosphere.
A common family pastime is to wander down to Everyman (Premium) Cinema on the Triangle - as a treat for the kids.
Robbie particularly loves how the Triangle naturally divides into distinct areas:
- Westow Hill - providing the energetic arrival point
- Church Road - offering restaurants and nightlife
- Westow Street - delivering a quieter village feel
For commuters, transport connections are excellent:
- Approximately a one mile walk to Crystal Palace Station (Zone 3)
- 8 minutes to the Station by 249 Bus (right on Beulah Hill)
- Two further easy access stations (Tulse Hill and Norwood Junction)
The surrounding area also boasts outstanding green spaces, including Crystal Palace Park, South Norwood Lake, Westow Park and Grangewood Park.
Families are particularly well served by schooling options, with the most highly regarded being in Dulwich - such as Dulwich College, Alleyns & JAGs to name a few.
Early viewing is strongly advised to appreciate the scale, privacy and uniqueness of this home.

Here is a little more from Robbie and Audrey directly:
What is the best thing about living at Camille House?
It’s so hard to pick! The privacy and the garden are probably the standouts - and we know we will struggle to find anything similar again… but we also love the brightness throughout and the layout, which gives all the children large bedrooms while keeping the master suite very private.
Why are you selling?
Our businesses are now running well without us needing to be in them every day, so we’re thinking to make a move back home (for Audrey) and re-locating to the South of France before the kids get much older, or perhaps out to Kent if we’re not so brave! We are prepared to move chain free if required - in order to be chain free buyers ourselves.
What are the best local green spaces?
Crystal Palace Park is our favourite - it’s beautiful and full of character with a great café, events and markets throughout the year. South Norwood Lake is also lovely, whilst Westow Park and Grangewood Park are actually the closest to the house.
Favourite local cafés, pubs & restaurants?
Blue & Green is a fantastic independent café just a few minutes away. There is also a Gail’s on the Triangle alongside some other great independent cafés.
For pubs - The Alma (for a glass of wine), The Westow (for a lively pint) and The Dulwich Wood House (for food and its massive outside space).
And restaurants - 56 Westow and Palazzo Pizza are our family favourites - although there are countless great options locally.
What are your average bills like?
Approximately £260 per month on average across the year for gas and electricity, including charging our electric car.
How are your neighbours?
Over the years we’ve got to know all the neighbours very well, and we’ve always found everyone extremely friendly and welcoming. We also know many neighbours on Kingsley Crescent who are all lovely.
