Why we'd buy it

Three proper double bedrooms, two bathrooms, over 1,000 sq ft of beautifully finished living space, private parking and not one, but two private outdoor spaces. For a London apartment, that's a rather appealing combination.

And that's before we've even got to the kitchen.

Welcome to Flat 1 at Creswick Residences, a thoughtfully designed collection of just eight apartments on one of Acton's attractive, tree-lined residential roads.

Now, let's address something straight away. This is a lower ground floor apartment. For some buyers, that will be a consideration. But we'd encourage you to look beyond the floor level and consider what you're actually getting for your money. Because there's quite a lot to like here.

For starters, 1,017 sq ft is a genuinely generous amount of space for an apartment. All three bedrooms are doubles, there are two beautifully appointed bathrooms, and the layout has clearly been designed with real life in mind. Whether you're a family needing room to grow, a professional couple wanting proper space to work from home, or someone downsizing without wanting to compromise on comfort, this is a home that offers flexibility.

Then there's the finish. And this is where the developers have really paid attention.

We're talking wide-plank, whitewashed oak flooring, underfloor heating throughout, bespoke joinery, beautifully integrated wardrobes and custom-built TV and vanity units. The Italian-designed kitchen features quartz worktops, Miele appliances and the sort of considered detailing that makes everyday living feel just that little bit more special.

The bathrooms are equally impressive, with sandstone-effect tiling, walk-in showers, contemporary brass fittings and carefully chosen finishes. Nothing feels like an afterthought.

But perhaps our favourite feature is what happens when you step outside.

You have your own private, south-facing patio terrace, perfect for a morning coffee or an evening glass of something cold. Steps then lead up to a separate private lawned garden, giving you that increasingly rare London luxury: Outdoor space you don't have to share. There's also a larger communal garden to the rear, should you fancy a change of scenery.

And yes, there's private off-street parking too. Anyone who has spent an evening circling the streets of West London looking for somewhere to leave the car will appreciate just how valuable that is.

Location-wise, Creswick Road strikes a lovely balance. You're tucked away on a leafy residential street, yet within easy reach of Acton's increasingly popular cafés, independent shops and restaurants. Churchfield Road is a particular favourite, with its growing collection of places to eat, drink and spend a lazy weekend.

Acton Main Line is approximately a 15-minute walk away, putting the Elizabeth line within easy reach, while Acton Town and Ealing Common stations provide further options via the Piccadilly and District lines. Whether you're heading into the West End, across London for work or out towards Heathrow, you're exceptionally well connected.

Add in a 10-year structural warranty, the energy efficiency and convenience of a newly built home, and the reassurance of buying from an established local developer, and the appeal becomes pretty clear.

Ultimately, what we like most about this apartment is that it doesn't ask you to make the usual London compromises.

You get the space, the specification, the parking, the transport connections and, unusually, two separate private outdoor areas.

It's a proper home, rather than simply somewhere to put your furniture.

And we think that's well worth coming to see.
