Welcome to Meadow Drive, Goodleigh, a select collection of just 17 brand new two, three and four bedroom homes, bringing together the pleasures of village living, the convenience of nearby Barnstaple and an outstanding approach to energy efficiency.
Set within a small cul-de-sac with no through traffic, attractive green areas and pleasant open rural views, Meadow Drive offers a setting where you can settle in, put down roots and enjoy your surroundings. Generous gardens provide space to relax and entertain, every home benefits from private parking, and most also have a single or double garage.
Whether you are buying your first home, making room for a growing family, relocating to North Devon or looking for a more manageable home for your next chapter, Meadow Drive offers much to look forward to.
Designed to bring people together while giving everyone space of their own, Plot 11 offers a superb balance of sociable living and quieter retreats. Across the rear of the home, the spacious open-plan kitchen/dining room creates a natural hub for everything from family breakfasts and homework at the table to leisurely Sunday lunches and evenings entertaining friends. Double doors open onto the garden, making summer dining outdoors an easy extension of life inside. The separate living room provides a welcoming setting for film nights, conversation or curling up with a book, while the dedicated study offers valuable space for working from home, hobbies or a children’s playroom. A separate utility room with an outside door helps keep laundry and muddy outdoor gear away from the main living spaces, complemented by a convenient downstairs cloakroom.
Upstairs, four bedrooms provide flexibility for family life and visiting guests. Both the principal and second bedrooms have their own en suite shower rooms, offering welcome privacy and making busy mornings easier. The remaining bedrooms share a family bathroom with a bath and separate shower-ideal for everything from children’s bath time to a relaxing soak at the end of the day. Whether you need children’s bedrooms, a comfortable guest room or additional space for your interests, the layout can adapt as life changes.
Outside, the generous garden backs onto open land, with lovely countryside views creating an inviting backdrop for entertaining, gardening and unwinding in the fresh air. A double garage and parking for two additional vehicles add everyday practicality.
Zero Home Energy Bills for 10 Years-a Benefit You Can Enjoy Every Day
A beautiful new home should feel good to live in-and be easier to run.
At Meadow Drive, an advanced combination of solar panels, battery storage and an air source heat pump works with Octopus Energy’s intelligent management system to deliver Zero Bills for ten years, subject to the tariff’s eligibility requirements, fair use allowance and terms. Heating, hot water, lighting and household appliances are covered within the allowance, with no electricity standing charge. Electric vehicle charging is billed separately. Octopus Energy
For buyers thinking carefully about household spending, this offers a powerful advantage: Greater certainty over an important part of the monthly budget, while enjoying the comfort of a modern, energy-efficient home.
The potential savings are substantial. As a simple illustration, replacing a home energy bill of £150 a month with £0 would leave £1,800 a year available for other priorities-equivalent to £18,000 over ten years, assuming that comparison bill stayed unchanged. Actual savings will depend on your previous home, usage and energy prices; this is an illustration rather than a prediction for an individual Meadow Drive property.
That could mean more money for holidays, family time, savings or simply enjoying everyday life in North Devon.
Intelligent Technology, Comfortable Living
The technology works together behind the scenes. Solar panels generate electricity, the battery stores energy for use when needed, and the heat pump provides efficient heating and hot water. Octopus coordinates the system to make effective use of the home’s equipment and its connection to the electricity grid. Octopus Energy
Combined with high levels of insulation and uPVC double glazing, this creates homes designed to retain warmth and provide consistent comfort throughout the seasons.
It is an approach that brings practical benefits from the outset: A welcoming home, lower reliance on fossil fuels and greater reassurance over the cost of everyday energy use.
