Welcome to Meadow Drive, Goodleigh, a select collection of just 17 brand new two, three and four bedroom homes, bringing together the pleasures of village living, the convenience of nearby Barnstaple and an outstanding approach to energy efficiency.
Set within a small cul-de-sac with no through traffic, attractive green areas and pleasant open rural views, Meadow Drive offers a setting where you can settle in, put down roots and enjoy your surroundings. Generous gardens provide space to relax and entertain, every home benefits from private parking, and most also have a single or double garage.
Whether you are buying your first home, making room for a growing family, relocating to North Devon or looking for a more manageable home for your next chapter, Meadow Drive offers much to look forward to.
Occupying a delightful corner plot, this impressive detached home offers space for family life to flourish, from sociable gatherings to quieter moments of your own. The open-plan kitchen/dining room stretches across the rear, creating an inviting setting for relaxed breakfasts, helping with homework while supper cooks, and bringing friends together around the dining table. Double doors open onto the garden, connecting indoor entertaining with summer barbecues and leisurely lunches outside. The separate living room offers a comfortable retreat for family film nights or unwinding after a busy day, while the study provides a dedicated space for working from home, creative hobbies or a playroom. A separate utility room with an outside door keeps everyday chores neatly organised, and a downstairs cloakroom adds convenience.
Upstairs, four bedrooms offer flexibility for a growing family and overnight visitors. The principal and second bedrooms each benefit from an en suite shower room, giving family members or guests welcome independence and helping busy mornings run smoothly. The two remaining bedrooms are served by a family bathroom with both a bath and separate shower, equally suited to children’s bath time or a long, relaxing soak. Useful landing storage adds another practical touch to this thoughtfully arranged home.
The large wraparound garden is a particular highlight, providing scope to create different spaces for outdoor dining, children’s play, colourful planting and peaceful relaxation. With lovely countryside views adding to the appeal, it is easy to imagine weekends spent gardening, entertaining friends or simply enjoying a morning coffee outdoors. A double garage and two additional parking spaces complete a home that combines generous accommodation with an equally rewarding outdoor lifestyle.
Zero Home Energy Bills for 10 Years-a Benefit You Can Enjoy Every Day
A beautiful new home should feel good to live in-and be easier to run.
At Meadow Drive, an advanced combination of solar panels, battery storage and an air source heat pump works with Octopus Energy’s intelligent management system to deliver Zero Bills for ten years, subject to the tariff’s eligibility requirements, fair use allowance and terms. Heating, hot water, lighting and household appliances are covered within the allowance, with no electricity standing charge. Electric vehicle charging is billed separately. Octopus Energy
For buyers thinking carefully about household spending, this offers a powerful advantage: Greater certainty over an important part of the monthly budget, while enjoying the comfort of a modern, energy-efficient home.
The potential savings are substantial. As a simple illustration, replacing a home energy bill of £150 a month with £0 would leave £1,800 a year available for other priorities-equivalent to £18,000 over ten years, assuming that comparison bill stayed unchanged. Actual savings will depend on your previous home, usage and energy prices; this is an illustration rather than a prediction for an individual Meadow Drive property.
That could mean more money for holidays, family time, savings or simply enjoying everyday life in North Devon.
Intelligent Technology, Comfortable Living
The technology works together behind the scenes. Solar panels generate electricity, the battery stores energy for use when needed, and the heat pump provides efficient heating and hot water. Octopus coordinates the system to make effective use of the home’s equipment and its connection to the electricity grid. Octopus Energy
Combined with high levels of insulation and uPVC double glazing, this creates homes designed to retain warmth and provide consistent comfort throughout the seasons.
It is an approach that brings practical benefits from the outset: A welcoming home, lower reliance on fossil fuels and greater reassurance over the cost of everyday energy use.
