Imagine coming home to a peaceful village setting, looking out towards the North Devon countryside and enjoying the comfort of a beautifully designed new home-with the reassurance of no home energy bills for ten years through Octopus Energy Zero Bills.*

Welcome to Meadow Drive, Goodleigh, a select collection of just 17 brand new two, three and four bedroom homes, bringing together the pleasures of village living, the convenience of nearby Barnstaple and an outstanding approach to energy efficiency.

Set within a small cul-de-sac with no through traffic, attractive green areas and pleasant open rural views, Meadow Drive offers a setting where you can settle in, put down roots and enjoy your surroundings. Generous gardens provide space to relax and entertain, every home benefits from private parking, and most also have a single or double garage.

Whether you are buying your first home, making room for a growing family, relocating to North Devon or looking for a more manageable home for your next chapter, Meadow Drive offers much to look forward to.

With its welcoming layout and delightful corner setting, Plot 13 offers space to bring family and friends together, alongside comfortable places to unwind. The spacious open-plan kitchen/dining room creates a sociable heart to the home, equally suited to busy weekday breakfasts, baking with the children or lingering over dinner with friends. Its generous proportions allow cooking and dining to sit comfortably alongside one another, keeping conversation flowing while meals are prepared. Across the hall, the separate living room extends from front to rear, providing ample space for relaxed seating, family film nights and a quiet reading corner. Double doors open directly onto the garden, inviting you outside on warmer days. A separate utility room with an external door, useful storage and a downstairs cloakroom help everyday life run smoothly.

Upstairs, four well-arranged bedrooms provide room for family, guests and changing needs. The principal bedroom enjoys its own en suite shower room, creating a comfortable retreat at the end of the day. Two further double bedrooms offer plenty of flexibility for children or visiting friends, while the fourth bedroom could equally become a nursery, home office or hobby room. A family bathroom serves these bedrooms, with a bath for children’s bedtime routines or a leisurely evening soak, while landing storage provides a practical home for towels and linen.

Outside, the generous garden makes the most of the appealing corner plot, offering space for outdoor meals, children’s games and planting schemes to make your own. Picture summer afternoons entertaining friends, pottering among the flowerbeds or simply settling into a favourite chair with a coffee. A double garage provides valuable space for vehicles, bicycles and outdoor equipment, complemented by two additional parking spaces-a practical finishing touch to a home designed for enjoyable village living.

Zero Home Energy Bills for 10 Years-a Benefit You Can Enjoy Every Day

A beautiful new home should feel good to live in-and be easier to run.

At Meadow Drive, an advanced combination of solar panels, battery storage and an air source heat pump works with Octopus Energy’s intelligent management system to deliver Zero Bills for ten years, subject to the tariff’s eligibility requirements, fair use allowance and terms. Heating, hot water, lighting and household appliances are covered within the allowance, with no electricity standing charge. Electric vehicle charging is billed separately. Octopus Energy

For buyers thinking carefully about household spending, this offers a powerful advantage: Greater certainty over an important part of the monthly budget, while enjoying the comfort of a modern, energy-efficient home.

The potential savings are substantial. As a simple illustration, replacing a home energy bill of £150 a month with £0 would leave £1,800 a year available for other priorities-equivalent to £18,000 over ten years, assuming that comparison bill stayed unchanged. Actual savings will depend on your previous home, usage and energy prices; this is an illustration rather than a prediction for an individual Meadow Drive property.

That could mean more money for holidays, family time, savings or simply enjoying everyday life in North Devon.

Intelligent Technology, Comfortable Living

The technology works together behind the scenes. Solar panels generate electricity, the battery stores energy for use when needed, and the heat pump provides efficient heating and hot water. Octopus coordinates the system to make effective use of the home’s equipment and its connection to the electricity grid. Octopus Energy

Combined with high levels of insulation and uPVC double glazing, this creates homes designed to retain warmth and provide consistent comfort throughout the seasons.

It is an approach that brings practical benefits from the outset: A welcoming home, lower reliance on fossil fuels and greater reassurance over the cost of everyday energy use.

Space to Live Well, Indoors and Out
