Vista Niccone was rebuilt on the site of an old Umbrian farmhouse in a splendid, isolated location ten minutes from the nearest village. Situated high in the Niccone valley on the border of Umbria and Tuscany, Vista Niccone is perfect for those seeking a tranquil rural retreat but is ideally situated for exploring the cultural and historic treasures nearby of Assisi, Gubbio, Perugia and Lake Trasimeno.

On the ground floor there is a spacious open-plan kitchen and dining room, a hallway, a reception room with an open fireplace, a bedroom with bathroom and a guest bathroom.

One flight of stairs leads up to a totally independent bedroom with ensuite bathroom and a second leads up to a hallway, a family bathroom and two large bedrooms one of which has an ensuite bathroom, dressing room and access to the covered loggia and external staircase.

The views from the house are breathtaking as are the walks in the surrounding countryside. There is a beautiful 10 x 5 metre swimming pool set in gardens with olive trees and a barbecue. All necessary facilities are available in the market town of Umbertide which is twenty minutes away.

Outside:10m x 5m Pool with ample terrace, shaded terrace adjoining house, small terrace adjoining lower bedroom, loggia, external stairs, bread oven, 8 olive trees and various nut trees. The house has a reliable well for water, gas tank and 11 kW mains power. It is located in a very quiet location, 5 km from the SS416 at Spedalicchio, the first 3 km is good white-top, then fairly easy track for the rest.

The Niccone Valley is where Tuscany meets Umbria. The northern valley is mainly in Tuscany, topped by five ancient castles or fortified villages; all standing opposite their Umbrian counterparts that lie on the hills of the southern valley and all built over a 1,000 year period of Papal and Renaissance history. Today, the 11 miles of the Niccone valley, which includes the Val di Pierle, is dotted with restored private farmhouses, luxury villas and apartments, all popular with discerning visitors. The villages of Lisciano Niccone, in Umbria and Mercatale di Cortona, in Tuscany sit at the western most extreme of this wide valley.
