Property description

What makes this impressive property so unique?…

♦ Location, location, location - rarely do you find a substantial property on a 2,500M2 plot of land that has an ‘Urban’ classification. Situated on the very edge of a pristine village with quality amenities. Rarely does an ‘Urban’ plot of land have views of a natural park and it’s mountain ranges. Very hard to find, is an ‘Urban’ property that has a 9M x 5M swimming pool in an oasis of formal gardens. It is quite unique also for an ‘Urban’ property to be completely private from it’s neighbours due to trees, planting, hedges etc.

♦ Main villa + independent guest cottage on one plot (private from each other) – a difficult thing to find. A beautiful villa with a large pool and mature gardens. A guest cottage at the entrance to the property with it’s own garden and ample space for a Jacuzzi or plunge pool.

♦ Separate electricity supply and meter to the main villa and independent guest cottage. This is the perfect set-up to ensure each property has a sufficient supply and also handy for holiday letting if you wish to charge extra for the use of air-conditioning (cooling & heating).

♦ The feeling of living in the countryside but at the same time, being moment on foot to the centre of the pretty village with bars, restaurants, medical centre, pharmacy, school, post office, library, shops and bank with atm machine. The land that borders the property on two sides is protected and ‘Rustic’ (countryside) and the land on the other two sides has already been built on so there won’t be any new construction around the property. The views are of the Sierra de Grazalema Natural Park and the beautiful oasis style gardens and pool.

♦ Very spacious reception rooms plus impressive kitchen/diner in the main villa. Normally, the rooms in Spanish properties are small.

♦ Oil fired central heating throughout and air-conditioning a real home for year round enjoyment – never too hot and never too cold.

♦ Andalucian & Moorish styling with natural terracotta floor tiles and quality wood effect double glazing throughout – tasteful finishes and attention to detail in a mountain village setting.

♦ Montecorto village is quite unique in itself – with only 500 inhabitants, it is incredible that it is an independent village with it’s own town hall and mayor. It is pristine with fountains, flowers, cobbles and roadside cafes, bars and restaurants that spill onto the street. The village is a picture postcard delight with quality amenities to match.

Summary of the accommodation

Gated entrance, driveway and spacious parking area all paved.

Main villa of 2 beds and 2 baths, large living room, spacious kitchen/diner, formal dining room, covered porch, pool terrace, big swimming pool and extensive mature formal gardens plus fruit trees.

Guest cottage of 2 beds and 2 baths, cosy living room, good size kitchen and small private garden.

Main villa

the villa enjoys quality double glazing with shutters and mosquito screens throughout, beautiful natural terracotta floor tiles, antique floor tiles, oil fired central heating to all rooms and air-conditioning to all reception rooms and bedrooms.

The foundations of the new part of the villa (built in 2003) have deliberately been designed to take the weight of a second floor should it be required. Due to the Urban classification of the land, this is very likely to be permissible subject to a standard planning application.

The entire property has Moorish/Andalucian styling – keeping with the traditional but complemented by modern conveniences.

The old, two storey part of the property was completely renovated at the same time as the new part was built and both parts of the villa have been completed to the same high standard. The styling and finish is so good in each part of the property, it is difficult to tell where the old finishes and the new starts.

Electric entrance gates glide open and transport you from the quaint village with tiny roads more suited to mules than cars, onto the property where you immediately get the feeling of open countryside and an oasis of pretty gardens with the turquoise water of the pool in the centre.

Extensive driveway and shaded parking area – is paved and divided into an area for parking under a pergola and an area that separates the main villa from the guest cottage.

Front porch of the villa wraps around the entrance hall and living room – a welcome shady corner on hot summer days.

Ground floor

Front door and entrance to the villa is via the front porch. On entering the home, you are immediately transported into a world that could be a boutique hotel in Andalucia, Morocco or even India. It is a very impressive entrance hall.

The grand living room is accessed via double doors from the entrance hall. It is a light filled room with Andalucian style vaulted ceiling with arched tiling and beams. The room is 9M x 6M with a feature fireplace and surrounded by windows on 3 sides plus glazed French doors out onto the front porch and pool terace. This room makes a statement but at the same time has a homely feel.

Formal dining room is accessed via steps down from the entrance hall and this room features antique Andalucian floor tiles and a feature fireplace in the corner (el rincón). This room could equally make a wonderful day room/home office with soft seating or a cosy Snug/TV room.

Spacious kitchen/diner – accessed via several steps down from the formal dining room. A good size room with large dining table and under-stairs storage cupboard at one end (with a glazed door to outside) then one step down (split-level kitchen/diner) takes you to the fully fitted kitchen with base and wall units. The work tops and back splash are an amazing electric blue with quarts that sparkles. The units are a pale yellow and the range cooker is electric/gas by Smeg with an extractor hob above.

First floor

Stairs rise from the mini half-landing between the formal dining room and kitchen and lead to the bedrooms and bathrooms.

Bedroom 1 (with en-suite): The master bedroom is a light and bright room with ample space for ‘his and her’s wardrobes and a dressing table area. The master benefits from an en-suite shower room with walk-in shower, vanity unit and w.C. This bedroom also enjoys views over the pool, gardens and mountain ranges. A glazed door leads out onto a small balcony area with stairs down to the pool terrace.

Bedroom 2 (with use of the family bathroom): A comfortable double bedroom with space for a wardrobe and cabinets.

Family bathroom: An l’shaped, Andalucian/Moorish style bathroom with full size (long and deep bath), w.C. And spacious walk-in shower.

Land-line telephone is connected.

Internet is currently not connected however, this can be organised with the telephone company to be supplied via the land-line.

Television – currently the English owners watch Spanish TV but once connected to the internet, international television could be streamed via the internet.

Mobile coverage is excellent at the property.

Pool & pool terrace: The large pool (9M x 5M) is surrounded by a terrace for lounging and relaxing. Conveniently located under the stairs from the master bedroom is a poolside w.C. With hand basin. Also on the pool terrace is a pergola covering a large alfresco dining table and chairs. The terrace extends a long way and includes a central island with planting of yukkas and flowers.

Fountain garden: Outside the window of the large living room is the fountain garden, separated from the pool terrace by pillars. This part of the garden is a riot of colour from flowers.

Orchard: Raised up from the pool terrace and retained by a wall is the orchard. Here there are all manner of trees to include table oranges and Seville oranges, lemons, figs and olives. There are also many yukkas and shrubs. In the past, this area of the garden has also been used as a kitchen garden for growing vegetables and herbs etc. Chickens would also be very at home here!

Drainage: Currently via septic tank. However, now the property has been absorbed into the village boundaries and therefore on ‘Urban’ land, it is likely, mains drainage and street lighting in the road leading to the property will be installed at some stage in the future.

Independent guest cottage

located on the same plot of land as the main villa is the guest cottage. It is located immediately inside the entrance gates and is completely private from the villa. It shares the entrance driveway and parking area but otherwise, it has it’s own garden.

The entire cottage benefits from an oil fired central heating system that can be isolated from the main villa.

The accommodation is across one level

Living room/conservatory: The cottage is entered directly into the conservatory/sitting room. A light and bright room that has a cosy feel.

Spacious kitchen/diner: Access is via the sitting room. It is a large kitchen that accommodates a fully fitted kitchen with base and wall units with granite work tops and a good size dining table and chairs.

Bedroom 1: Is accessed from the kitchen and is located in the centre of the cottage. It is a double bedroom with fitted wardrobes and storage cupboards. It has ‘Jack & Jill’ access to the bathroom.

Bedroom 2: Designed as a double bedroom with fitted wardrobes and storage currently has a single bed in it. This bedroom is accessed from the sitting room/conservatory.

Telephone – currently, a telephone is not connected but this can be organised.

Internet is currently not connected however, once the main house has internet, it is likely WiFi could be available at the cottage.

Television is currently Spanish channels.

Mobile coverage is excellent at the property.

Private garden: A small, leafy garden with mature trees and hedges and space for lounging and dining. There is also a summer house located here from times when grand children used to play in it. With the removal of the summer house, there is ample space for a small pool (permissible subject to standard planning due to the Urban classification of the land).

Drainage: Currently via septic tank. However, now the property has been absorbed into the village boundaries and therefore on ‘Urban’ land, it is likely, mains drainage and street lighting in the road leading to the property will be installed at some stage in the future.

The impressive and well renowned location of this substantial property on the very edge of the immaculate and pretty village of Montecorto is very special. The area is dominated by the Sierra de Grazalema natural park and mountain ranges and is an area of outstanding natural beauty. It is conveniently located for easy access to Ronda which can be reached by car in approx. 15 minutes.

The Grazalema Natural Park is ideal for tourism due to walking, bird watching, mountain biking, climbing and even sailing on Lake Zahara. The popularity of the area makes this property very viable for holiday accommodation. Due to the size of the plot and Urban classification, it is possible another small cottage could also be built to create a tourism complex. Through a buyer’s lawyer, information of this kind can easily be obtained from the town hall who we believe would encourage tourism.

Airports: 1 hr 10 mins to Jerez. 1 hr 25 mins to Sevilla. 1 hr 40 mins to Malaga. Gibraltar 1 hr 50 mins.
