Geographic position

In Tuscany, only 1.5 km away from the centre of Caprese Michelangelo, in a hilly position, newly-built house with land.
The property is nestled in the countryside, it enjoys an excellent sun exposure and stunning views on the surrounding hills. It takes 10-15 minutes on foot to reach the nearest services and shops.
Caprese Michelangelo, birthplace of Michelangelo Buonarroti, is a small village with about 1600 inhabitants. Here you will find restaurants, cafés, a chemist’s, a post office, two banks and some shops.
The airport of Perugia Sant’Egidio can be reached in a little more than one hour, while the airports of Florence and Bologna in less than two hours. The dual carriageway E45 Orte-Ravenna is only a few km away.

Description of the buildings

The house has a total surface of 126 sqm (walkable area of 102 square metres + 24-sqm pergola) and is laid out on two levels, composed as follows.
- Ground floor: Pergola, open plan living room with kitchenette, very bright thanks to two door windows, toilette, cellar/pantry, laundry room and storage/technical room.
- First floor: Hallway, bathroom, study, which can be used as a bedroom, and a bedroom with en suite bathroom.
The house can be enlarged on two sides and the pergola can be closed.

State and finishes

The construction was completed in 2014 and the house is therefore in excellent condition. It has high-quality window and door frames, a stone thermo-fireplace and terracotta flooring.
The farmhouse was built with attention to energy conservation and environmental protection: The walls were constructed with thermal blocks, the boiler is new and there is a photovoltaic system.

External area

The house, which is placed in a very quiet location, is surrounded by 2500 sqm (26910 sqft) of completely fenced-in land with olive trees, cherry trees and other fruit trees. The large pergola with bbq is ideal for al fresco dining and the garden is equipped with lights and some fountains.
