In Umbria, a few km from the historic centre of Città di Castello, on a hilly and very panoramic position, farm estate consisting of an old manor house, a barn, a pool and land.

Description of the buildings

The property is made up of a manor house and a barn in need of renovation.

The manor house, an important square farmhouse, has a surface of 450 square metres and is laid out on three levels, each of 150 sqm.
On the ground floor there are some storage rooms, a technical room, a cellar and the manger of the old barn. In the oldest part the ceiling is beamed, while in the other one the ceiling is vaulted.
The floors are original with slabs of stone and brick. This floor has not been restored but it would be possible to create a beautiful living area with original arches, ceilings and floorings.
The first floor has been completely restored and features original terracotta floors, double glazed windows, restored original doors and a well-functioning large stone fireplace. On this floor there is a kitchen, a living room, four bedrooms, a half bath and a bathroom with shower.
The second floor is currently used as a storage, laundry and ironing room. The rooms are very spacious and there are original terracotta floorings and very high ceilings with wooden beams. It is possible to keep the current size of the rooms or divide them adding mezzanine floors, create other bedrooms or an independent apartment.

The annex, a barn, has a surface of 333 sqm and is in need of renovation. It could, ideally, be used as a dependance to the main house, as a keeper’s house as or as an agricultural outbuilding. This building can be expanded up to 185 square meters.

State and finishes

The property is partially restored: The whole annex, the ground floor and the second floor of the manor house are in need of renovation, while the first floor has been completely restored.
The manor house features vaulted ceilings, ceilings with wooden beams and terracotta tiles, terracotta flooring, exposed stone and an old stone fireplace.
