A rare find…
A charming holiday home that was officially funded for reform by Andalucia and Europe, ensuring the renovation of this historically important property (believed to originally have been a coaching inn) – converting it into back-to-back holiday cottages that are connected internally. All the original features that could be retained have been and this special property will appeal to those buyers who get emotionally drawn towards historic homes.
The property is ideal for a family/extended family or friends to enjoy as it is. Or it could cheaply and easily (and with minimal work and inconvenience) become a small holiday complex of two independent cottages, each with their own, private outside space and both sharing only the swimming pool.
There is minimal work needed to create completely independent cottages: Inside – just the bricking up of/or a door installed at the connecting arch within. Outside – the planting of the front patio to make it private and a gate installed between the rear courtyard and the pool. Everything else is ready to go!
Access to the property is easy and on quality country roads that are flat. It is only 10 mins’ drive to the motorway that links you to the whole of Andalucia and beyond. The motorway is a convenience that cannot be heard from the cottage/s! Once at the property, parking is easy immediately at the property.
The cottage can be used as one:
♦ 4 bedrooms (first floor)
♦ 2 shower rooms (one ground and one first floor)
♦ 2 living rooms with working fireplaces
♦ 2 kitchens
♦ 2 entrance hallways (one with an overflow single bed)
♦ 2 staircases
♦ Interconnecting archway (low and can be closed permanently or with a door if desired)
♦ Swimming pool (8M x 4M)
♦ Walled courtyard garden
♦ Parking off street if desired (however there is ample on street parking right next to the property)
The cottages can be holiday let independently with guests only sharing the swimming pool and courtyard garden or used by families who want to holiday together but wish for some independence from each other:
♦ 2 bedrooms on the first floor – one large double and one standard size double each with beamed ceilings
♦ 1 shower room on the first floor full of character
♦ 1 living room with working open fireplace. This room has ample space to accommodate a dining table if desired
♦ 1 kitchen that is simply styled with Andalucian character and accommodates a very large storage cupboard for use as a pantry or maybe for the storage of garden furniture etc.
♦ 1 entrance hallway that opens directly into the living room with a beautifully cobbled floor
♦ 1 staircase that rises to a landing where there is hanging space for clothes behind a curtain
♦ Interconnecting archway to the rear cottage (low and can be closed permanently or with a door if desired)
♦ Front terrace area (currently open) could be planted up with hedging or similar and used privately and independently from the rear cottage if desired
♦ Swimming pool (8M x 4M) shared with the rear cottage
♦ 2 bedrooms on the first floor – one standard size double and a kid’s bedroom with two single beds (one on a mezanine). Each bedroom has a beamed ceiling
♦ 1 shower room on the ground floor full of character and charm
♦ 1 living room/dining room with working open fireplace. The space is split level and forms two spaces – one for formal dining and the other with soft seating
♦ 1 kitchen that is simply styled with Andalucian character – a galley kitchen with pantry/storage area behind a curtain
♦ 1 entrance hallway – a spacious area that accommodates an overflow single bed some charming original features
♦ 1 staircase that rises and splits to reach the bedrooms either side of the stairs
♦ Interconnecting archway to the front cottage (low and can be closed permanently or with a door if desired)
♦ Walled courtyard garden that could be separated from the swimming pool by a gate to create a private patio for the rear cottage
♦ Swimming pool (8M x 4M) shared with the front cottage
Pool house/utility room:
Just off the courtyard and close to the swimming pool is a small pool house with the pump and filtration system for the swimming pool. This building also contains a washing machine and space for storage.
Who is likely to fall for the charms of this delightful property?..
This property is not about practicalities, square rooms, fully fitted kitchens and walk in wardrobes – it is all about every wall, floor and ceiling being wonky, every corner having a nook, each ceiling having beams that are tree trunks or branches (none straight!) and the entire property will ‘melt your heart’ or not.
If you don’t want to avoid the odd beam, duck through an occasional doorway, step up and step down here and there and negotiate wiggly stairs then this house is not for you. If however, you enjoy soaking up history and see the advantage of a picture postcard Andalucian country cottage then read on… This cottage/these cottages will stop tourists from searching the internet further – it will attract those tourists who crave ‘real Spain, ’ fun but authenticity. Who’s kids would not love those beds reached by a ladder and be in awe at how very different the cottages are a standard home in Northern Europe for example. That delightful swimming pool will always be an attraction too!
Currently, these are not connected because the cottages are a holiday retreat away from modern day living. However, if you want a telephone, internet, WiFi and the streaming of television via the internet, all this can be installed quickly and easily. There are now a wide range of communication companies in the area, providing their services via satellite – now matching the rates and reliability of land-line providers.
Access to and reaching the cottages plus neighbours:
Whilst the property is in the heart of the Andalucian countryside, it is not isolate because it has an immediately attached neighbour (British) and others over the road who are Spanish. Equally, reaching the property is easy (no 4 x 4 vehicles needed). Accessed mostly via tarmac roads and then onto a superbly laid, short, wide and flat track that is in excellent condition. From quality country roads, the motorway is just 10 mins’ drive away but of course, the motorway cannot be heard.
Subject to separate negotiation, the contents of this holiday home are to be sold with it (if desired). So, you can walk in with your suitcase, unpack and enjoy your holiday immediately. The contents (minus personal items) will be described in an inventory (if desired) to be legally processed with the sale. This avoids both buyer and seller paying tax on second had items.
The bar/restaurants down the road:
These bring the community together – neighbours scattered around the area in little hamlets that come under the large village of Villanueva del Trabuco. They offer WiFi if you don’t want to install communications yourself and are only 2 minutes down the road. Each serve menu del dia at lunchtime (a menu of home cooked delights that changes daily – three courses with drinks and coffee for a lot less than €10 each). The restaurants are also open in the evenings for you or visiting guests.
The busy and bustling village of Villanueva del Trabuco:
This vibrant village is large and only 7 mins’ drive by car. The village has every amenity needed for modern day living and if you require a city, then Antequera city which is just 35 mins’ away by car.
On the cross roads of Andalucia:
For tourism or personal enjoyment as a holiday home, the cities of; Malaga, Antequera, Cordoba, Sevilla, Granada and Jerez are all easy driving distances away, all accessible on quality roads and motorways – hence why the area is known as the ‘cross roads of Andalucia.’ The location extends the tourism calendar considerably as not all tourists want to jump in the pool during the height of summer. A lot want to explore Andalucian cities during cooler months of the year.
Malaga airport with its numerous budget airlines flying in from all over Europe and even some International flights is an easy 45 mins’ drive away, mostly via motorway.
The current owners welcome you to visit the property to see if its charm rubs off on you as it did for them. They are only selling for family reasons/commitments outside of Spain and would be thrilled to hand over their beloved holiday home to like minded people who, as they do, appreciate the charm, character and history of the building. La Coqueta will likely be loved and cherished for its imperfections rather than the straight lines of a modern home!
