First floor

Doors lead from the hallway into the first double bedroom (2.8m x 2.5m), with views over the surrounding countryside. A door from the dining room leads into the master bedroom (3.64m x 4m), a large, airy double with patio doors leading onto a terrace to the rear. Both rooms have original parquet flooring.

Towards the end of the hallway, there is a door leading out on to a small terrace with steps leading down into the rear garden. The views from this terrace are amazing, stretching across the beautiful and peaceful surrounding countryside.

Ground floor

Stairs lead down from a spacious landing (3.2m x 2.8m) into a large, family lounge (4.25m x 5.4m) with beamed ceilings and tiled floors. Due to the thickness of the walls, the room stays cool in the summer and warm in the winter. A further new wood burner with back boiler provides direct heating and runs the central heating system. The room has patio doors leading directly to the back garden which also provide a good deal of light.

An arched doorway leads from the lounge into a peaceful reading room (3.3m x 2.8m) with doors to bedrooms 3 and 4. Bedroom 3 (2.6m x 2.9m) is a small double with a window to the side of the property. Bedroom 4 (4m x 3.4m) is a good sized double with a window and door leading out into the garden.

Behind the stairs, a door leads into a further reception room (2.6m x 2.7m) which could be converted into a second kitchen, making the ground floor self-contained. There is a modern second bathroom (1.7m x 2.3m) to the front with a shower and feature, coloured glass block walls.

Outside areas

The land to the front and rear of the house is flat and currently provides off road parking to the front. The rear garden has double metal gates leading from a quiet lane which gives access to a further parking area. This area would benefit from landscaping and offers an excellent space for a pool. To the rear of the land are storage sheds (3m x 5m), a covered terrace (3m x 3.5m) and a separate store (4m x 4.8m) housing an original Chanfana (local stew) / bread oven. These areas could be converted into a fabulous outdoor entertaining area.

Although the village has no actual amenities, there is a daily delivery of fresh bread and a weekly delivery of fresh fruit, vegetables and fish. The nearest cafe is a comfortable 25 min walk and the town of Vila Nova de Poiares a 5 min drive and offers most everyday facilities including schools, health centre, supermarkets, weekly local markets, gym, banks, vets, bowling alley, Go kart track, indoor & outdoor swimming pools etc. There is also a bus terminal offering regular bus services into Coimbra and the surrounding towns and villages. The area is popular with international expats and has a good local community.
