Property Listing Details
- Roof terrace
- Off street parking
Set within the ancient walls of the embattlement, a 15th century draw bridge is the entrance to this unique enclave of Ibiza Old Town.
The property comprises of two generous bedrooms and really feels like a house with its own private entrance from the street level. Set across three levels, the entrance comes off the Segrada Familia (even the name conjures up a feeling of history) and the terrazzo stairs rise to the main living level of the property.
This room is light, airy and being open plan gives a tremendous amount of flexibility in terms of how it is used. The living area is sleek and stylish with a wide plank wood-effect ceramic flooring, a charming spiral staircase leads up to the roof terrace and the kitchen is well fitted and tucked away and provides an area for dining.
There are two bedrooms on this main level, each presented in a contemporary styling with the same wide planking flooring. The bathroom, also recently refitted with contemporary units has an opening window, a large walk in shower and has a real boutique hotel feel.
The original spiral staircase takes you up to a huge private terrace of 45M2 overlooking the terracotta roof tops and mountains of Ibiza. This level also comes with a kitchen/utility area which has a fitted fridge and is perfect when relaxing on the roof terrace or for entertaining. There is plenty of space for further appliances, if needed, as well as storage for items when the house is not being used. You could even have a small oven or plancha (grill) up here for tapas!
Being located within part of a unesco world heritage site there is no possibility of anyone building in the immediate area so the value of this property can only increase.
Having been completely refurbished by the current owners, they chose a range of fixtures and fittings that combine modern and antique – even the double glazing doors and windows are made to the original style hard wood designed to last a life time. This has been a labour of love and with modern electrics, a reconstructed roof, this is a solid building with no structural problems, no damp and has a real feeling of comfort.
The house has thick original walls and although there is Air/conditioning for the odd day or night, the house stays cool in summer and keeps the warm in winter.
The building has no ground rent or additional charges so there are no hidden extra costs.
If this delightful home is going to be a holiday home for you and your family, it can also generate a fantastic level of income for you when not in use. Holiday lets or more longer term rentals are a real opportunity and this property has been let during the summer for as much as €300 per night.

Ibiza Old Town – also known as Eivissa
This property is located with the heart of the old town – known as Dalt Vila or the “upper town” – this historic environment offers a window into the past – with a history spanning more than 2,500 years, it is no wonder this area has been designated a unesco World Heritage site.
Cobbled streets, narrow alleyways and glimpses of the sea – this is a beautiful setting in which to live. You even enter the area over a drawbridge through the Portal de Ses Taules, flanked by Roman statues!
Ibiza has, over the years, successfully balanced the need to cater for older visitors and younger alike – this means you have the perfect mix of tradition, culture, history and a more modern lifestyle where you can enjoy the food, wine and “party” life that the island has become known for.
There are many new developments on the outskirts of town which will all claim to be within easy reach of the old town but this property is in the old town – no need to go anywhere further than you need to, its all on your doorstep. Great bars and restaurants, shops and amenities are all just a short stroll away – there’s even an open air cinema during the summer.
Ibiza has always been a popular island and is well worth exploring – great beaches, beautiful countryside and some of the most important marine conservation in place to preserve these delights for the future. From the local marina you can hire boats to explore the island and you can even take a trip to Barcelona, Valencia or some of the other Balearic Islands.
This stunning location is going to be hard to beat – plenty for everyone and with a charming 2 bedroom house right in the heart of the Old Town, this could be the ideal way to make your next adventure on Ibiza.
