'Spiti Serendipity' is a beautifully updated, well built, detached villa, nestled in the tranquil and unspoiled landscapes not far from Pylos.

The property was built to a high standard in 2003, (therefore it is reinforced and insured against earthquake) and the current owners have lovingly renovated the property to modern expectations during the last few years.

Layout and interior descriptions:
The upper floor has 88 sqm of living space, which is reached by a lovely wide, marble exterior staircase. There are spacious terraces along the front and side of the upper floor, with a large covered seating area, perfect for taking in the breathtaking view and stunning sunsets. There is also a good sized balcony at the back of the house leading from the kitchen area, which catches the morning sun, and lovely afternoon shade.

There are three well proportioned bedrooms, an ample modern bathroom, a hallway, and well laid out lounge/dining room/kitchen. All floors are ceramic.

A particular feature of the house is it's abundance of natural light. The lounge/kitchen room has patio doors at either end and a large side window, so the room is truly luminous at any time of day. One can sit on the sofa and admire the beautiful view of the valley, abundant with olives and vinyards, all the way to the sea in the distance. It's a privileged view, and the sunsets are stunning.

Two of the bright, airy bedrooms also enjoy patio doors onto the front terrace and you can lie in bed and enjoy the splendid views. The other bedroom has a large window that catches the morning sun and looks over an orchard.

The property interior has been fully updated in the last couple of years by it's owners who are musicians and artists. The property has been injected with some charming artistic touches, that enliven the aesthetic appeal of the house.

A valuable feature of the lounge is the new, stylish wood burner which is by TermaTech in Denmark. It complies with new European environmental regulations, and it is suitable for passive housing as it has it's own external air supply.

The three double bedrooms are all of a good size and they all have versatile inbuilt storage, currently curtained for a softer look. All of the bedrooms and the bathroom come off an internal hallway so they feel well separated from the living area.

The well lit bathroom is also a good size, and has been updated with new flooring, toilet, wall hanging wash basin with drawers, and new taps. The bathroom contains a bath, with a shower over. There is a well concealed washing machine in the bathroom, in a unit that provides useful space to conveniently store utility products and towels. The room is heated with a heated towel rail. The window in this room is tilt and turn, with security bars so the window can be safely left open on the tilt to air the room.

The hallway has been artistically enhanced with a paint effect.

On the ground floor, there is a huge basement area of 86 sqm and this could easily be turned into more accommodation or a separate apartment with requisite permission. The basement is already rendered and painted, has electrics, and two large windows facing the view. There are large metal entrance doors which open wide enough to admit a very large vehicle, and the head height inside the basement is impressively high. Exterior:
The whole exterior of the house has been overhauled by professional painters from Kalamata, and it has been painted with durable, guaranteed anti-mould paint by German company Einza. The colour is a soft olive green that complements the landscape, and the overall effect of the external renovation has made the house look like new. The owners have added rainwater guttering and downpipes all around the property, and all railings have been painted.

Garden and plot:
The garden/plot is delineated by charming natural stone walls to most sides, that are in good condition or completely renewed. The plot is reached by a slip road/lane from the main village road. The lane only serves two houses: A little cottage at the start of it, and Spiti Serendipity...plus a couple of local olive groves. Therefore, there is no passing traffic, and there are no other houses to obstruct the view. The lane is wide enough however, to access removals vehicles and utility vehicles etc. The nearest neighbour is at the back of the plot, but is about 250 metres away.

The gardens near to the house have been mainly landscaped with small stones, there is a patio paved with with natural stone, plus some areas are concreted for Parking. There is parking for as many as 6 vehicles, comfortably. There is a good size turning area for larger vehicles.

To the side of the house is a large open area of garden that has been tended but left undeveloped. This is large enough for any new owners to build a wonderful swimming pool, or even another house!

The garden is blessed with many mature trees and plants including: Two majestic Elephant Yuccas, Oleanders, Verbenas, 4 productive Almond trees, 4 productive Fig trees, a Walnut tree, a Loquat bush, a productive Carob tree, two small Lemon trees, an Orange tree, 5 Olive trees, as well as a few other specimens. Location:
The property can be found in the stunning western area of the Greek Peloponnese, in the county of Messinia. This area is blessed with gorgeous, lush olive groves and vinyards, endless golden, sandy beaches and pretty medieval coastal towns and villages. The property is situated 15 minutes drive from the beautiful town of Pylos, and nestled at the front of a village called Kallithea, which means 'Beautiful view'. This pretty little village has a lovely taverna, two cafés, a few mini markets, and a pharmacy. These local amenities are very useful to have nearby.

Pylos is a short, scenic drive away on mainly straight, easy roads, through olive groves and vinyards. Pylos is famous for it's Battle of Navarino, and now this small, attractive, bustling and year round town bursts with so many great amenities including tavernas, restaurants, cafe bars, supermarkets, local grocers, bakers and boutiques, the local administrative offices, and a local hospital to mention but a few!

Nearby to Pylos in one direction we find the beautiful upmarket village of Gialova with it's esteemed restaurants, boutiques, and beautiful beaches. All around this area there are world class golf courses and just past Gialova we find the renowned Costa Navarino resort which attracts discerning international tourists to it's stunning facilities and beaches.

In the other direction from Pylos, we come to the gorgeous town of Methoni with it's atmospheric old castle, safe beach and sunny square lined with fabulous tavernas.
A little further on we find Finikounda, once a tiny fishing village, but now a lovely unspoiled small resort with several stunning sandy beaches, coves, laid back beach bars and great tavernas etc.

We must not forget of course, the historical sites of ancient Olympia and Messini, also easily within reach.

The general area is very up and coming but the tourism development is very discreet and select, because there is a respect for the Greek traditions here, and the local planning laws prohibit excess development.

However, because Greece's economy is doing well, there is a new Expressway from Kalamata to Pylos currently under development, and this will facilitate faster, more streamlined access to this area, and most definitely have a positive impact on real estate values in this region, so it is a great time to buy!

Reason for sale:
This is a very reluctant sale by the current owners, who love the property and the region, but have personal circumstances that require a change.
