The Clisson Estate
Nestled in the heart of a vast 2.5-hectare (25,260 m2) estate, this small historic château covering 420 m2 was built in the 13th century and embodies the timeless charm of a historic residence. With its 17 rooms, including 8 spacious bedrooms, it offers an exceptional living environment, conducive to relaxation and conviviality.
Upon entering the estate, visitors pass under the vaulted ceiling of the dovecote, which was probably built at the same time as the first part of the château. The large number of pigeonholes (nesting boxes for pigeons) it contains is a clear indication of the extent of the builders' original possessions, given that each one represented 1 acre of land (an average of 128 acres per acre).
The main entrance to the building is in the tower at the corner of the two wings. After passing through the massive entrance door and leaving the venerable stone staircase leading to the upper floor on the right, a door opens opposite onto the vast dining room (80 m2). The dominant colour here is red. The walls are panelled, the exposed beam ceiling is shimmering, while the floor, with integrated heating, is tiled with Burgundy stone. At the back of the room, an impressive granite fireplace occupies most of the wall.
On the left side, double doors open onto the spacious kitchen (33 m2), equipped with a superb antique stove, still in working order, ideal for food lovers.
Also in the kitchen, a door opens onto a hallway leading to a shower room with toilet and a staircase leading down to the first cellar (with oil-fired boiler and fuel tanks). The building has two cellars, the first under the kitchen and the second under the large living room.
In the opposite corner of the kitchen, a small door leads to the storeroom, located in the lower part of the second tower of the château.
A third door leads to the ground floor corridor, which provides access to the small lounge and the billiard room, whose walls are completely panelled and covered with bookshelves. The third door in the corridor leads to the large drawing room. This remarkable room (46 m2), which is very bright, is ideal for family gatherings or elegant soirées. It opens directly onto the south terrace and its windows offer a breathtaking view of the surrounding park.
With its first seven spacious bedrooms (ranging from 15 to 21 m2), this château can accommodate a variety of guests or a large family. As for the eighth bedroom, which is a respectable size (30 m2), its antique fireplace makes it the perfect place for romantic evenings. This fireplace was salvaged in the 1970s following the demolition of the Sainte Jeanne d'Arc chapel in Thouars.
In terms of amenities, a bathroom and a shower room, both with toilets, ensure the well-being and comfort of all occupants.
The décor throughout the building features panelling, stone and marble fireplaces, exposed beams and oak parquet flooring.
The south-facing aspect ensures optimal light throughout the day, highlighting the generous volumes and original architectural features. The house is in good condition and ready to move into, while retaining its historic character.
The outbuildings
The main outbuilding, which could be used as a guest house, has a large living room and a kitchen-dining room on the ground floor, and four bedrooms, each with its own bathroom and toilet, on the first floor. The whole property is in very good condition, ready to welcome friends and visitors.
The large barn (180 m2) has an asphalt floor throughout, making it suitable for use as a shelter for various events or even a garage for several vehicles.
Other outbuildings: A former sheepfold with a rubble stone floor, a wine press (mechanism present but dismantled), a bakery (whose oven has been dismantled), a stable (for a single animal). These are currently unused and serve as storage rooms.
The land is not overlooked, offering rare privacy, ideal for creating an exceptional garden or developing outdoor spaces dedicated to leisure and relaxation. Whether it's the heated swimming pool, the tennis court or the large lawns suitable for almost any sport, everything here is designed for relaxation.
Part of the grounds are wooded. Various species of trees grow here, some of which are centuries old, such as cedars, maritime pines, oaks, plane trees, conifers, etc.
There is a small pond and a small stream that runs through the grounds.
In terms of transport, the estate is located on the D938 ter road, which connects Bressuire to Thouars, allowing you to reach either of these towns in a short time. For those who prefer public transport, a bus service also connects the two towns on certain days of the week.
This unique property, combining history and modern comfort, represents a rare opportunity on the property market, both as a family home and for a hospitality or reception project. Although it is a remarkable estate, it remains on a human scale and can be managed without having to hire staff.
The ‘extras’
a) A secret passageway, connecting the two levels of the castle.
B) A historical file recounting the first references to the existence of the estate, as well as a parchment, consisting of eight very old pages, relating to it.
C) Objects found on the estate.
A collection of unusual objects found on the estate has been built up over time, including:
A meteorite.
Terracotta tiles of various sizes from the castle, corresponding to floor coverings from different periods.
Coins, including a small terracotta disc with a hole in the centre, which until the Middle Ages in certain regions were used as small change. Less ancient coins, dating from the Second Empire to the Vichy period of the Second World War.
Terracotta marbles, such as those used by children before the First World War.
