"Azizi Milan is a gated mixed use community by Azizi Developments on Sheikh Mohammed Bin Zayed Road (E311) at City of Arabia, Wadi Al Safa 4, Dubailand. The scheme takes its cue from Milan and combines residential towers with a retail galleria, a canal district, a business district, an arts and culture quarter, a wellness district and a large community park. Apartments run from studios to three bedrooms across both high rise and low rise buildings, with outlooks over the community park or the canal. Important: Azizi Milan is a masterplan rather than a single building, and at least nine separately registered buildings sit within it. The specific building must be named on every enquiry.
The two bedroom Type 1A is the standard two bedroom and the only one of the two published two bedroom layouts whose areas reconcile properly. Total area is 930.12 sq ft, made up of 810.64 sq ft of interior suite area and a 119.48 sq ft balcony running nine metres along the living room. The plan gives a master bedroom at 4.00 by 3.00 metres, a second bedroom at 3.80 by 3.00 metres, an open plan living room and a kitchen and dining area, two bathrooms and a separate powder room. The two bathrooms plus powder room would be advertised as three bathrooms by most Dubai portals; this listing enters two and describes the cloakroom, which is the correct UK convention.
Facilities within the residential buildings are a podium swimming pool with a wooden deck, shaded cabanas and palm planting, landscaped podium gardens with fountains, a barbecue area, a residents' gymnasium, a private cinema room, a games room, a children's playroom and a multipurpose room for events. Lobbies are double height and the brochure states that selected buildings have private panoramic lifts. At community level there is a park with play areas, children's slides, a football pitch, a basketball court, scenic trails and running tracks, open air yoga spots and botanical gardens, plus tennis courts. Azizi describes the scheme as designed to be a net zero carbon community, with solar panels, energy efficient infrastructure, locally sourced materials, vertical gardens and green roofs. None of this is built yet and none of it is certified, so it should be described as the design intent rather than as delivered fact.
Interiors are described as blending modern living with organic elements in a calm, Italian influenced palette: Soft textures, muted and neutral tones, gold accented furnishings, curated lighting, wooden bathroom cabinetry, built in and integrated storage, and floor to ceiling windows throughout. The studio is shown with a fold out sofa bed and a compact kitchen. The three bedroom is shown with a dedicated workspace, statement lighting and textured walls. The brochure does not state whether homes are delivered furnished, so that must be confirmed before it is advertised.
The community sits directly on Sheikh Mohammed Bin Zayed Road and within reach of Sheikh Zayed Bin Hamdan Street. Azizi names img Worlds of Adventure, Global Village, Dubai International Airport and Al Maktoum International Airport as the nearby destinations but publishes no drive times to any of them, so none are quoted here. The brochure refers to a metro station serving the community; the Dubai Metro Blue Line is planned rather than open, so it is described as planned throughout. Azizi also describes five star hotels, an international K12 school, a community hospital, a mosque, supermarkets and rooftop and nightlife venues. These are masterplan features that are not yet built and are set out separately from the building facilities for that reason.
Azizi Developments was established in Dubai in 2007 and builds residential and mixed use communities across the city. Centasource has already listed Azizi stock at Al Furjan, Al Jaddaf and Dubai Healthcare City. Azizi Milan is a far larger undertaking than any of those: Azizi puts the masterplan at 40 million square feet of gross floor area with a planned 81,200 homes and 800 hotel keys for a population of around 144,000.
The property is sold off plan and is open to overseas buyers. Confirm the following before reserving. Handover is quoted as Q2 2028, specifically June 2028, at project level, but individual buildings within the masterplan are being advertised with Q1 and Q2 2027 dates, so the date depends entirely on which building the unit sits in. Construction status also conflicts: One source records construction as having started on 1 October 2025 while another still showed the scheme at planning stage with construction not begun. Azizi publishes two payment plans, 10 per cent at launch with 50 per cent during construction and 40 per cent on handover, or 10 per cent at launch with 60 per cent during construction and 30 per cent on handover; individual agents are advertising 80/20,60/40 and 50/50 instead. The brochure states no payment plan, no handover date and no tenure. City of Arabia is a designated freehold area but Azizi's own brochure does not confirm the tenure for this scheme, so obtain it in writing. This is the two bedroom layout to quote. The other published two bedroom carries an area figure that does not reconcile and should not be quoted until Azizi corrects it.
