Claydon House is a residential tower of 404 apartments in Bukadra, part of the Meydan Horizon district of Mohammed Bin Rashid City in Dubai. It stands between the Ras Al Khor Wildlife Sanctuary and a community Crystal Lagoon, with a ground floor opening onto the lagoon promenade and retail, and amenity decks on the sixth and seventh floors. The building rises from a ground floor and five podium levels, and anticipated completion is 2027.

The one bedroom is the backbone of this building: 235 of the 404 homes, which is 58 per cent of the tower, so it is the layout with the deepest transaction record and the most liquid resale market. Nine separate one bedroom layouts are published, Types A, A1, A2, B, B1, B2, B3, C and D, running from 767.68 to 881.13 sq ft in total. Internally they run from 694.38 to 784.37 sq ft, with balconies from 73.30 to 127.44 sq ft, and the brochure publishes both figures separately for every one, which is rare and worth quoting. Each has one bathroom plus a separate powder room. The layouts appear on floors between the 8th and the 40th and each plan marks its outlook as either the Crystal Lagoon or the Burj Khalifa, so the floor and the aspect matter more here than the small differences in size. Type B2 at 767.68 sq ft is the smallest apartment in the building and the one the entry price attaches to; Type C at 881.13 sq ft is the largest and exists on only two floors.

The amenities are taken from the developer's own numbered floor plans for the ground, sixth and seventh floors, which list forty-eight facilities between them.
Ground floor, eighteen items: Lobby entrance, lobby lounge, lobby reception, a lobby workstation, a lobby library, lift lobby, service lift, a retail promenade, a community promenade, food and beverage seating areas, direct access to the Crystal Lagoon, a sun lounger area, vehicle entrance and exit, access to ground floor parking, access to podium parking, bicycle parking, a retail service yard and a residents' move-in truck zone.
Sixth floor, nineteen items: An infinity-edge leisure pool, a baja shelf, a sun lounger area, a pool lounge, a separate kids' pool, a shower deck, outdoor seating areas, a barbecue deck, an adult lap pool, an outdoor fitness area, a fitness studio, a yoga studio, an outdoor yoga area, change rooms, steam and sauna rooms, an outdoor kids' play area, a kids club, a service lift and a lift lobby.
Seventh floor, eleven items: A cinema room, a clubhouse washroom, a kitchenette, a dining area, a club lounge, a co-working space, a club terrace, an arcade room, a karaoke room, a lift lobby and a service lift.
The brochure adds that the fitness studio has panoramic views over the pool and greenery and is equipped with treadmills, exercise machines and a boxing bag, with a dedicated spin room alongside it; that the change rooms have steam showers and traditional wood saunas; that the clubhouse holds a well-stocked library; and that the arcade room has pinball machines and vintage consoles with a karaoke lounge next door.

The brochure publishes a room-by-room specification. Kitchens are built around an island topped in grey marble, with custom light-wood cabinetry and corner shelving, an under-mount sink, warm LED under-cabinet lighting and a signature tip-out tray. Bedrooms have oversized windows and contemporary fitted furnishings. Bathrooms have white marble countertops, warm wood drawers, integrated storage and floor-to-ceiling windows. Living and dining spaces are open plan with full-height glazing. Not stated in the developer's documents: No ceiling height, no parking allocation per apartment, no statement about whether homes are handed over furnished, and no written bathroom count. Bathroom counts here were read from the floor plan labels, so please confirm them when enquiring.

Claydon House occupies an unusual position, set between the Ras Al Khor Wildlife Sanctuary and a community Crystal Lagoon. The sanctuary is a protected wetland at the head of Dubai Creek and is best known for the flamingos that winter there, so the apartments facing that way look out over protected water and reed beds rather than over another tower, and that outlook cannot be built out. The lagoon side is the opposite in character: A man-made swimmable lagoon edged with cabanas, sun loungers and a community promenade, which the building's ground floor opens directly onto. The brochure's own drive times are one minute to the Meydan metro line, five minutes to the Ras Al Khor Wildlife Sanctuary, ten minutes to Dubai Design District, ten minutes to the Meydan Grandstand and Racecourse, twelve minutes to Dubai Festival City Mall, fifteen minutes to the Burj Khalifa and The Dubai Mall, fifteen minutes to Business Bay, seventeen minutes to Dubai International Airport, twenty minutes to the Dubai International Financial Centre, twenty minutes to City Walk, twenty-five minutes to Jumeirah Beach, thirty minutes to the Burj Al Arab, thirty-five minutes to Palm Jumeirah and thirty-eight minutes to Al Maktoum International Airport. Those are drive times, not walking or metro times.

The property is an off-plan resale. The building is not finished, but the developer sold out in December 2025, so this apartment is being sold by a private owner assigning their off-plan contract rather than by the developer, and the developer must approve the transfer. The buyer takes over a payment schedule already in progress, so establish exactly how much has been paid and what remains due: The published schedule is twenty per cent on purchase, ten per cent at thirty days, ten per cent at ninety days, five per cent at one hundred and fifty days, five per cent at two hundred and forty days, five per cent at each of thirty, forty, fifty and sixty per cent construction, then thirty per cent on handover, with a further four per cent transfer fee. The anticipated service charge is aed 22 per square foot. Title is freehold. Two things to establish before committing, and we will help you do both. The completion date is given as the second quarter of 2027 in the developer's project brief and as December 2027 by several property portals, so ask for it in writing. And because the instalments above fall due on construction milestones rather than on fixed dates, ask for the current construction percentage with a date attached.
