Zoopla boosts visibility of new homes to buyers delivering a 53% boost in lead volumes year-on-year
UNDER EMBARGO UNTIL 00.01 MONDAY 24TH NOVEMBER 2025, London: Zoopla, one of the UK’s leading property websites, has launched a range of innovations to boost the visibility of new homes to would-be buyers. This has driven a 53% increase in new homes leads for home builders YoY.
These changes and innovation are important as market forces are working against the visibility of new homes with a record high stock of homes for sale in the resale market creating more competition in the new homes market where there are fewer new homes sales outlets across the country.
Zoopla’s lead performance for housebuilders is up in all regions, bucking the trend across the resale market, where applicant demand has been rising in single digits. The new homes market in London is facing some of the greatest pressures and lead volumes are up by 10%, delivering builders with a much-needed source of quality buyers.
Area | Increase in lead volume YoY |
Northern England | 89% |
Scotland & Wales | 73% |
Southern England | 71% |
Midlands | 37% |
London | 10% |
GB* | 53% |
This increase in leads is being driven by innovations to Zoopla’s search experience
to enhance the visibility of new homes on its site and solve common pain points for housebuilders such as a lack of understanding amongst consumers of the benefits of new homes.
These enhancements include:
Showcasing local new-build developments on map view search results pages, making it easier for potential buyers to discover new-build properties in their area
Highlighting the benefits of new builds on listing cards in search results pages, increasing consideration for new homes
Adding contact detail capture ('pop-ups') to popular content like new-build brochures and virtual tours
Commenting on Zoopla’s performance, Alex Rose, Commercial Director at Zoopla said: “At Zoopla, our focus is on driving value for money for all our customers. New homes are an important market where we have invested heavily in improving both the quality and quantity of leads we deliver to our housebuilder partners, and it’s fantastic to see those efforts driving strong results at a time when builders want to support sales rates. By making new homes more visible across Zoopla and helping buyers better understand the benefits of new-build properties, we’re able to deliver higher-intent enquiries even in a challenging market. This is just the start, and we’re excited to continue innovating to support the new homes market in the months ahead.”
