Hay-on-Wye is internationally renowned as 'the town of books' with its literary festival which attracts 250,000 visitors annually. The area also draws a large number of visitors throughout the year due to its idyllic rural location and a large number of outdoor enthusiasts that pursue walking, shooting, cycling and especially canoeing, for which the pub is renowned being on the banks of the River Wye.
The Boat is an imposing building easily visible from the A483 trunk route which stands overlooking the beautiful River Wye. It is well presented having recently been improved by our clients, the freeholders, and is arranged over two-storeys and has extensive commercial and private accommodation. It has riverside gardens and ample car parking and is briefly described as follows:
Trade areas

At ground floor are three separate trade rooms, all benefitting from south-facing full length glazing overlooking the River Wye. The lounge bar is 'L' shaped and has a fully equipped bar servery and assorted fixed and loose seating and dining tables for 50 or so customers. It has boarded floor throughout and a feature fireplace with cast iron solid fuel burner installed. The public bar has a filed floor throughout and the central bar servery is also 'L' shaped and has seating for 35. The restaurant which is located adjacent to the catering kitchen has seating for 30. Two separate sets of ladies' and gentlemen's customer toilets and an on level beer cellar. There is a large catering kitchen with a comprehensive selection of stainless steel catering effects and work surfaces as well as a large walk-in cold room and freezer room.
