A deposit usually equal to the monthly rent is payable at the start of the tenancy. We protect this with the Deposit Protection Service (dps), which means that we do not hold the money. However if a landlord is willing to accept pets then the deposit may be higher. A maximum deposit equivalent to 5 week’s rent is allowed. Holding deposit
A charge may be asked for from a prospective tenant to show your commitment to a property. (equivalent to a maximum of 1 week’s rent) This is deductable from the total money required at the start of the tenancy as long as your references are acceptable for the property. Repayment does not need to be in full if the tenant backs out of the tenancy agreement themselves, fails “right to rent” checks, or has provided false or misleading information. Tenancy agreements & inventory
The initial tenancy agreement will be for 6 months (or more by negotiation) on an Assured Shorthold Tenancy basis. After the initial term the tenancy will continue on a Statutory Periodic Basis with no loss of rights to either party. No new lease will be drawn up unless asked for by the landlord. Tenants are also responsible for payments to other third parties: Such as Council Tax, utilities or payments for communications services Lost keys / security fobs
A charge will be made for supplying tenants with copies of lost keys equivalent to the contractor’s invoice which may, if necessary, include the provision of a complete new lock.

Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
Note: If you have 2 separate suppliers for water and sewage, you may receive 2 separate bills.
