Upon application: Holding Deposit - To reserve a property, we will require payment of a Holding Deposit which will equate to one weeks rent. This sum will become part payment of the first months rent should your application and subsequent referencing be successful. The holding deposit can be retained should any relevant person (including any guarantor(s)); withdraw from the tenancy, provide false or misleading information or fail to take reasonable steps to enter the agreement (i.e. Responding to reasonable requests for information required to process the application). The holding deposit will be held for a period of up to 15 days (unless an extension is agreed in writing by both parties).
Before Move in: Security Deposit - The security deposit is generally equivalent to one months rent plus £100. This can be higher dependent upon the agreed tenancy terms and/or rent pcm. This deposit covers damages or defaults on the part of the tenant during the tenancy. Deposits are protected by a Government Approved Scheme. Additional charges (as applicable): Early termination of the tenancy when requested by the tenant – Should the tenant(s) wish to leave their contract early, they shall be liable to pay the landlords’ costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy, there will also be a charge of £50.00 excluding VAT (£60.00 inclusive of VAT) to administrate the requirements. Default charge for missed appointments – £25.00 Excluding VAT (£30.00 inclusive of VAT) will be charged per missed scheduled appointment.
