Relevant letting fees and tenant protection information
In addition to paying rent for the property, you may also be required to make the following permitted payments:
Before the tenancy starts:
Holding Deposit: 1 week’s rent; and/or Deposit: 5 weeks rent (or in the case of rental income of more than £50,000 per annum 6 weeks rent).
During the tenancy:
Payments to other third parties: Such as Council Tax, utilities or payments for communications services; Default Charges: Such as payments for the replacement of lost keys or interest on overdue rent; and Tenancy Transaction Charges: Such as requests to vary or assign the tenancy.
Requirements To Rent
To secure a property with Jeffrey Nicholas Ltd we will require a holding deposit equivalent to one weeks rent, which will be deductible from the total five weeks deposit required before the move in date and clearly shown on a Tenancy Statement issued to you prior to take-over/move-in. Before a tenancy Agreement is signed satisfactory references must be completed then the move in process can be finalised.

Tenancy amendment fee
￡40 + VAT (￡48 inc VAT) On authorisation from the Landlord it may be possible to amend the tenancy agreement in terms of a change of tenant for example. This fees applies for the amendment and updating of the tenancy Agreement. Please note that this is entirely at the Landlord’s discretion.
Cost dependent on property size At the end of a tenancy the property should be returned in the same condition as when the tenant moved in, should a professional clean be required the tenant will be charged for this with the cost being made available prior to the clean.
Due to unforeseen circumstances the tenant may need to end their tenancy earlier than the break clause within the tenancy agreement allows. With the Landlord’s authorisation only we can advertise the property with the purpose of finding new tenants, all responsibilities and obligations contained within the tenancy agreement will still be borne by the tenant until the new tenancy commences.
Code of Practice
Jeffrey Nicholas Ltd is a member of TPO (The Property Ombudsman- ), as a member we subscribe to the TPO Code of Practice for Residential Lettings Agents. All full deposits taken (5 weeks total) are passed to landlords who will register them in a government-back tenancy deposit scheme (TDS) within 30 days of receipt in accordance with The Housing Act 2004 (England & Wales). We do not hold deposits.
Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
Note: If you have 2 separate suppliers for water and sewage, you may receive 2 separate bills.
