Tenant Holding Deposit We require a holding deposit equal to 1 weeks rent to hold a property whilst undertaking the necessary referencing checks subject to “deadline for agreement” which is usually 15 days after we receive the holding deposit. The deadline is when the Landlord can accept or decline the tenancy. The holding deposit will be refunded in the event of the Landlord declining your tenancy. We will retain the holding deposit if, for any reason, false or misleading information is given that affects our decision to let the property to you, you fail the “Right to Rent” check, you withdraw from the agreement or you fail to take all reasonable steps to enter into the agreement. Where we retain the holding deposit we will set out, in writing, our reasons for doing so within 7 days. Following successful referencing and progression the “Holding Deposit” will be used towards your 1st months rent and/or Deposit
Deposit Your deposit is equal to 1 months rent. During the tenancy
Changes to the Tenancy Agreement: £50.00 (inc VAT) Re-Marketing of the property in order to break tenancy: £300.00 (inc VAT) This fee covers all marketing & referencing of the new tenant. (Please note that to break a tenancy we must obtain authorisation from the Landlord. The tenant will be responsible for the rent and any bills until a new tenancy entered into or the existing tenancy lapses) £10 - Standard Door Key, £20 for Specialist Door Key £50 for a Fob After the tenancy
Rent Return Fee (Standing Order): £30.00 (inc VAT) If a payment is made incorrectly to our account and this is needed to be returned.

Total annual consumption (in cubic meters) is then averaged into a monthly cost.
