Permitted payments For properties in Wales, the Renting Homes (Fees etc.) (Wales) Bill, once enacted, means that in addition to rent, lettings agents can only charge tenants (or anyone acting on the tenants behalf) the following permitted payments:
Holding deposit: Abc Lettings does not require a holding deposit.
Deposits: Equal to 5 weeks rent (Rounded up to the nearest ’, unless stated different on an individual property);
Utilities, communication services (e.g. Telephone, broadband), TV licence and council tax; including installation and subscription to cable/satellite suppliers.
- Lost keys / replacement keys needed, 25.00 per incident - Missed appointments (property inspections, engineer visits, Maintenance visits) 35.00 per incident. - Emergency / Out of hours appointments (between 5pm and 9am) 35.00 per hour - Avoidable / purposeful damage to the property chargeable to the tenant at invoice cost. Prospective Tenants: Please be aware of the Process: When looking for your next home the first stage is to view (after ensuring you have sufficient finances to cover the rent and outgoings for the house you’re seeking). Once you’ve found a property with us the next step will be to apply for the property that will involve making an application, paying a holding deposit and processing referencing.
Note ’ once passed referencing, this does not mean you can move in immediately. The next stage will be for our property management department to make sure the property is tenant ready, e.g checking safety regulations, preparing or updating the inventory, processing the paperwork etc. This usually would be 7 ’ 10 days after you’ve passed referencing. Then we all should be ready to sign the contracts, execute the tenancy and ’exchange contract’. It’s at this stage the monies due are paid, and a completion (Move In) date is agreed. So, please be aware, from application to move in, it could be around 2 ’ 3 weeks.
Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
Note: If you have 2 separate suppliers for water and sewage, you may receive 2 separate bills.
