Relevant letting fees and tenant protection information
As well as paying the rent, you may also be required to make the following permitted payments:
Before the tenancy starts (payable to Murray, the Agent):
Holding Deposit: 1 week’s rent;
Deposit: 5 weeks’ rent.
During the tenancy (payable to Murray, the Agent):
An Administration Payment of £60.00 including VAT would be payable in advance if you would like changes made to the Tenancy Agreement. Please note: The Landlord’s consent must be obtained before any changes can be implemented.
Payment of interest for the late payment of rent at a daily interest on the unpaid rent at an annual rate of 3% above base rate;
Payment of the actual cost of replacing any lost key(s)/security device(s). If the loss results in locks needing to be changed, the actual cost of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred, there will be a charge of £15.00 per hour for the time taken replacing the lost key(s) or any other security device(s);
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.
During the tenancy (payable to the provider), if permitted and applicable:
Utilities – gas, electricity, water; Communications – telephone and broadband; Installation of cable/satellite; Subscription to cable/satellite supplier; Television licence; Council Tax.
Other permitted payments: Any other permitted payments, not included above, under the relevant legislation, including contractual damages.
Tenant protection: Murray is a member of the RICS Money Protection Scheme, which is a client money protection scheme, and also a member of The Property Ombudsman (TPO), which is a redress scheme. You can find out more details on Murray’s website or by contacting Murray directly.
Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
Note: If you have 2 separate suppliers for water and sewage, you may receive 2 separate bills.
