Lost keys or other security devices: Tenants can be charged for the actual cost of replacing keys or other security devices or if the locks need to be changed, you will be charged the for the new lock, the locksmith's charges and replacement keys. If other costs are incurred, you will be charged £15.00 per hour (including VAT) for the time taken replacing the lost key(s) and/or security devices.
Tenancy variation: If you request any variation to the tenancy agreement after it has been signed, we are entitled to make a charge of £50.00 (including VAT) per agreed variation.
Change of tenant: If you request leave to change the named tenants in your tenancy agreement, and it is agreed by your landlord, we are entitled to charge £50.00 (including VAT) for doing so, or our reasonable expenses incurred if they are greater than £50.00.
Reasonable costs would be taking the landlord's instruction, referencing the new tenant, carrying out a Right to Rent check, dealing with deposit registration and the preparation and signing of new legal documents.
Ending a tenancy: If you want to end the tenancy before the fixed term, you will be responsible for the landlord's costs for reletting the property as well as all rent due on the property until the start of any replacement tenancy. However, our costs and the rent combined cannot be more than the total amount of the remaining rent due under the tenancy.
Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
