End of tenancy security deposit: Up to 5 weeks rent.
Deposit for taking flat off the market (if applicable)- 250 per application. The holding deposit is payable on signing this application form and is deducted from the first months rent due. If when weve finished the referencing, the application is not accepted we will return the holding deposit to you.
Interest on arrears- 3% over the daily base rate of Bank of England If you are in the middle of your lease, well let you move to another apartment or even to another one of our locations. We only charge for the additional paint and decoration 250 + VAT (if applicable)
Lost keys- If you lose your keys or fobs during the tenancy, we will need to charge you the replacement costs, including if a locksmith is needed to let you in.
Change of sharer - sorry, some folks have driven us mad on changes in the past, so we do charge 50 inclusive of any applicable VAT per replacement tenant if your request is accepted by us during your tenancy.
Ending your contract early - we hope you wont need to move out early, however if you do and we accept your request, we may require an administration fee to be paid by you. If the surrender is in the first 4 months of your tenancy, the fee is 1000 +VAT if applicable. If after the first 4 months of your tenancy, the fee is 400+VAT if applicable.
If we end up arranging a third party contractor to fix something in your flat which is a your responsibility (as outlined in the contract), we may need to charge you their call out fee (if they have one).
Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
Note: If you have 2 separate suppliers for water and sewage, you may receive 2 separate bills.
