As well as paying rent you may also be required to make the following permitted payments. Before the start of the tenancy
Holding Deposit (per tenancy) equal to one week’s rent. This will be required once you have had an offer accepted, subject to contract and references and before the processing of any documentation. Utilities are the responsibility of the Tenant and in addition to rent, you will be responsible for all utility costs including gas, electricity, water, council tax, TV licence, internet, telephone and any other facility provided that is not included in the rent or otherwise agreed and stated in the tenancy agreement. Variation of contract at £50 inc.VAT per variation to the existing contract.
Change of sharer at £50 inc. VAT or any reasonable costs incurred if higher per replacement tenant.
Early termination costs will apply to cover costs in re-letting the property up to a maximum of the total rent outstanding on the tenancy.
Lost key(s) or other security device(s) will be charged at the actual cost of replacement and may include new locks, locksmith charges and all replacement keys required. Extra costs incurred may be charged at £15 per hour inc. VAT for the time taken replacing lost key(s) or other security device(s).
Unpaid rent after will incur interest charges equal to 3% above the Bank of England Base Rate from Rent Due Date until paid and will be levied after 14 days or arrears.

Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
