1. Permitted Payments - We will charge tenants for the following during your tenancy (please note, this does not include any costs incurred for breaking the tenancy or damages to the property): 1) Missed or late rent (this cannot exceed 3% above the Bank of England's annual percentage rate for each day the payment is outstanding). 2) Change of tenancy. This includes any changes that require a new tenancy to be drafted, including if a tenant gets a pet during a tenancy or if there is a change of sharer. This will be charged at £50. 3) Lost keys. You must pay any reasonable cost for getting replacement keys or locks. Replacement keys will be charged at £30, which includes the Agent or Landlord getting the key cut. Each additional key thereafter will cost £5. Replacement locks will be dependent on the type of lock. 2. Holding Deposits - All of our rental properties require a Holding Deposit equivalent to 1 week's rent. The Tenant is entitled for this Holding Deposit to be repaid within 15 calendar days of their application proceeding. However, in most cases we hope to repay this to the Tenant on the day you move in and this will be deducted from your first month’s rent. This will need to be agreed with the Tenant during the application process. 3. Venture Properties are a member of The Property Ombudsman. 4.
