Please find below a list of permissible charges which will be applied should you enter into a tenancy:
A. Holding/Reservation Deposit
The agent may charge you up to a maximum of the equivalent of 1 week’s rent. We may only hold one holding deposit at a time in accordance with the law.
B. Security Deposit:
Before your tenancy commences you will be required to pay a security deposit.
The Security Deposit for all new tenancies entered into on or after the 1st June 2019 shall be:
A. Capped to five weeks rent for any tenancy where the annual rent is up to £50,000.00 and
b. Capped at six weeks rent for any tenancy where the annual rent is between £50,000.00 and £100,000.00
c. Uncapped and agreed by negotiation for any rentals greater than £100,000.00 per annum.
C. Rental Payments:
The sum, frequency and method of rental payments is payable in accordance with the negotiated sum reflected in the tenancy agreement once all parties (landlords and tenants) have agreed and signed the contract.
Illustrative example of how rent is calculated if you are paying monthly:
If the rental is expressed as £500 per week:
1. £500.00 (weekly rent) multiply this by 52 weeks in a year to get the annual rental = £26,000.00
2. £26,000.00 divided by 12 months = £2166.67 per month Illustrative example of how the security deposit is calculated:
The calculation of weekly rent has been set out by the government as follows:
1. Monthly rent x 12 to calculate the annual rent then, 2. Annual rent divided by 52 to calculate the weekly rent then, 3. Weekly rent x 5
If you therefore let a property for £1,000.00 per month, the deposit shall be capped at five weeks. This is calculated by:
1. £1,000 x 12 = £12,000
2. £12,000 / 52 = £230.77
3. £230.77 x 5 = £1,153.85
If you have a pet, the landlord may choose to agree a higher weekly rental prior to the tenancy to cover likely wear and tear on the property
E. Interest on late payment of rent
A landlord may hold you liable as a tenant for interest up to a maximum of 3% above the Bank of England base rate plus VAT if you are in arrears for more than 14 days.
F. Addendums to your tenancy agreement, assignments to a new tenant and tenancy breaches
Where a tenant requests to change a term of the agreement, for example to redecorate the property, obtain permission for a pet. The maximum that an agent/landlord can charge is £50.00 plus VAT per request.
G. Key Replacement
Where a tenant has lost a key, you may be charged the cost of the key replacement. We will evidence this with a receipt/invoice which we will remit to you. We may also charge you £15 plus VAT per hour for the time taken to execute the replacement.
H. Change of Sharer
Should there be a change of sharer during the tenancy who has passed referencing and is agreed by the client, the charge to alter the tenancy agreement will be £50.00 plus VAT.
