Holding Deposit: One weeks rent, this is worked out using the monthly rental figure x 12 and then divide this by 52.
This will be withheld if any relevant person/applicant (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days of the holding fee being paid, (another deadline can be mutually agreed; this must be done in writing).
Security Deposit: Capped at five weeks rent.
This covers damage/cleaning or defaults by the tenant during the tenancy/outstanding utilities
Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid.
Lost Key(s) or other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). Costs of a locksmith if required, landlord/agent keys if new keys are issued will be charged to the tenant. A charge of £15 per hour for the time taken replacing lost key(s) or other security device(s) may also be charged.

Early Termination at the Tenants Request: We understand that situations change; in the event that you wish to leave your contract early, subject to the Landlords approval you would be liable for the landlord’s costs in re-letting the property along with all rent due under the tenancy until the start date of any replacement tenancy. These costs will not exceed the maximum amount of rent outstanding on the tenancy.
Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
