Submitting a Tenancy Application includes completing a Tenancy Application Form, presenting id and providing proof of your current address (e.g. Utility bill or bank statement dated within the last three months). All applications are then subject to the Landlord/Agent’s conditional acceptance prior to the Agent obtaining satisfactory reference and credit reports. A tenancy will not be offered unless the Landlord/Agent is satisfied that the Applicant is eligible to rent the property. A post viewing holding deposit is required to remove the property from the open market; the creation of a tenancy is subject to satisfactory references, formal negotiation and the signing and execution of a written tenancy agreement. Charges of rent and a security deposit (equivalent to up-to five weeks’ rent) are due prior to the commencement of any tenancy.
All security deposits paid to Tassi Lettings are protected with the Deposit Protection Service’s Custodial Scheme and in accordance with Part 6, Chapter 4 of the Housing Act 2004.

Applicants should be aware that the following fees may apply once they have entered into a tenancy agreement.
Unpaid Rent - Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s) – Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (at tenant’s request) – £50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord instructions as well as the preparation and execution of new legal documents.
Change of Sharer (at tenant’s request) – £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with the preparation and execution of new legal documents.
Early Termination (at tenant’s request) – Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Missed Appointment – Tenants are liable to pay a contractor’s call out charge where they agreed to provide access and were not present when the contractor attended.
Council Tax & Services – Tenants are responsible for paying bills in accordance with the tenancy agreement which could include council tax, utility payments (gas, water and electricity) and communication services (broadband, TV, phone). Occasionally some or all of these services will be included within the rent. This will be made clear at the point of application.
Contractual Damages - In the event of the tenant's default of a tenancy agreement;
