Information and procedures for a new Tenancy with The Whitelock Group Referencing. Our requirements are for every adult (over age of 18 years) to undergo a reference check which includes an approval under the Right to Rent regulations. The process requires us to see original identification documents and proof of address, and includes an affordability check. After the original documents are seen, the remainder of the referencing process can usually be completed online. Holding Deposit. We ask for a holding deposit to be paid when terms are agreed. The amount of the holding deposit is to be calculated as one weeks’ rent, but we will usually cap this at a maximum of £150. Our terms for the repayment or retention of this will be provided no later than at the outset of the referencing process. The holding deposit can be used against the sums due on the completion statement, which will be for deposit and rent in advance at the outset of the new tenancy. Deposit and the dps. Our Deposit requirements are generally calculated as the equivalent of 5 weeks’ rent. The Deposits are lodged with the Deposit Protection Service. ( ) Rent in advance. Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
