Tenant Guide & General Information When a suitable property for rent has been found all persons over the age of eighteen will complete an application form & will be named in the Tenancy Agreement.
Payment to indicate your commitment (Holding Deposit) is required when you submit your application & is held against the first months rent. Details of payments required are listed below for your information. A property will not be reserved until such time as all parties have completed an application & holding deposit has been made.
- 1 Weeks Rent Payable on application - To indicate your commitment & serious intention to proceed with an application for tenancy on your chosen property.
- 1 Months Rents in Advance (Minus 1 weeks rent paid on reservation) - Due on or before your tenancy commencement date.
- Security Deposit - To a maximum value of 5 weeks rent - Due on or before your tenancy commencement date.
Holding Deposits (One Weeks Rent) are non-refundable should your application be unsuccessful or withdrawn, including but not limited to: Any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security deposits are accepted/held by us or passed to the landlord to be registered & protected using a government authorised tenancy deposit scheme. The deposit is held against any damages or expenses arising during your tenancy & will not be released until after you vacate the property, all rent has been paid up to date & we have written confirmation of any costs for damages from both parties. No interest is payable to either party.
Further Charges Payable by Tenants:- Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock & replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15.00 per hour for the time taken replacing lost key(s) or other security device(s).
Tenant Request (Only):- Variation of Contract £50.00 per agreed variation - To cover the costs associated with taking landlord's instructions as well as the preparation & execution of new legal documents. (As requested by the tenant(s) & agreed by the Landlord)
Tenant Request (Only):- Change of Sharer £50.00 per replacement tenant or any reasonable costs incurred if higher - To cover the costs associated with but not limited to; taking landlord's instructions as well as the preparation & execution of new legal documents. (As requested by the tenant(s) & agreed by the Landlord)
Early Termination: Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy agreement.
