Deciding to rent a property Having decided on a property we will then ask you to pay a Reservation Deposit equivalent to one week of rent. Assuming the rental proceeds, this amount will go towards your first rent payment. If we, or the landlord, decline your application for valid reasons it will be refunded. The Reservation Deposit will not be refunded if you decide not to proceed with the tenancy for any reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the application.
Referencing We use an independent professional referencing agency (Rent4Sure) who will take references on behalf of the landlord. These will include confirming your identity, employment (if any) and source of income or savings. A credit check will also be undertaken. If you are unable to meet the required income or credit checks we may consider a Guarantor to underwrite any rent liabilities.
Rent and other commitments Rent is calculated per calendar month (pcm) and is paid monthly in advance. Tenants are responsible for paying all bills including Council Tax, water, gas, electricity, telephone and broadband accounts. Rents are payable by Standing Order with the first full month of rent, plus any part thereof, due before taking occupation of the property.
Deposit A deposit equivalent to five weeks of rent is required prior to occupation (or six weeks of rent if the annual rent exceeds £50,000). The deposit will be held by a government authorised custodial body for the duration of the tenancy. It is the responsibility of the landlord to inform you in writing of which scheme is used. The deposit is held to cover any breakages, damage, rent arrears or other tenant liabilities. Please note that the deposit cannot be used to pay any portion of the monthly rent.
Lost keys or security devices Tenants are liable for the actual cost of replacing any lost keys or security devices. If the loss results in locks needing to be changed then the actual cost of a locksmith, new locks, replacements keys for the tenant, landlord and any other persons - such as the letting agent or management company - will be charged to the tenant.
Unpaid rent Interest will be charged at 3% above the Bank of England base rate on the amount owed if rent remains unpaid after 14 days from due date
Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
Note: If you have 2 separate suppliers for water and sewage, you may receive 2 separate bills.
