before you move in
A refundable holding deposit of one weeks rent is required to secure the property. This can be used to form part of your first months rent.
A security deposit equal to five weeks rent is required for annual rentals of under £50,000 or six weeks rent for annual rentals of exceeding£50,000. The security deposit will be held with a recognised tenancy deposit scheme.

1) The tenant fails a Right to Rent check regardless of when the deposit

deciding whether to grant the tenancy because this materially affects
their suitability to rent the property.
3) The tenant notifies the landlord or letting agent before the deadline for agreement that they have decided not to enter into a tenancy agreement.
4) The tenant fails to take all reasonable steps to enter into a tenancy agreement.
