On 6 April 2007 the Government has introduced Tenancy Deposit Protection to ensure deposits are safeguarded by an approved Tenancy Deposit Protection Scheme - We will protect the deposit with The Deposit Protection Service. A refundable deposit equal to five weeks worth of rent is required to be paid at the beginning of the tenancy this is calculated by dividing the annual rent by approx. X52 weeks, and then multiplying by x5 (weeks). Deposits for tenancies where the annual rent is £50,000 or more are limited to the equivalent of 6 week's rent.

late rent received charges. For late payment of rent (in excess of 14 days) the landlords and/or agents will charge 3% above the Bank of England base rate in interest on the late payment of rent from the date the payment is missed. At the time of writing this would be 3.75% interest.
Early termination or surrender of A tenancy. Where the tenants have requested early surrender of the tenancy, the landlord or agent may charge the equivalent of the loss incurred by this early surrender. Where early surrender is granted, landlords and agents should retain evidence of the losses suffered through remarketing the property, etc in case they have to justify these losses as reasonable
Water consumption is based on average water usage for the predicted occupancy of the property based on the number of bedrooms.
Total annual consumption (in cubic meters) is then averaged into a monthly cost.
