Guarantor For any person under the age of 25 years, or claiming housing benefit we normally require a guarantor. Identification - For each applicant we must have photographic identification and also proof of residency such as a bank statement or utility bill in your name. TV Licence - The tenant is responsible for the payment of the television licence, even if a television is provided at the property. Utilities - The tenant is usually responsible for utilities, i.e. Water, gas and electricity. These companies will have been notified of your occupation and the meter readings. You may wish to check with the appropriate providers that these accounts have been initiated. Tenants will need to contact BT direct. Leaving Early - Please be aware that you initially sign a contract agreeing to rent the property for 6 months. If you wish to vacate before the six months we will do our utmost to re-let the property in order to release you from the tenancy. However you will be responsible to pay the rent and the utility bills until the property is re-let.
