Permitted payments are payments that can legally be charged to a tenant in connection with a tenancy. These include:
A) Rent, payable in accordance with the tenancy agreement. Rent cannot be required or accepted before the tenancy agreement has been signed by all parties.
B) A refundable tenancy deposit, capped at no more than five weeks’ rent where the annual rent is less than £50,000, or six weeks’ rent where the annual rent is £50,000 or above, where applicable.
C) A refundable holding deposit, used to reserve a property while referencing is carried out, capped at no more than one week’s rent.
D) Payments to change the tenancy when requested by the tenant, capped at £50 including VAT, or the reasonable costs incurred if higher. Evidence of any higher reasonable costs should be provided.
E) Payments associated with early termination of the tenancy, where requested by the tenant. These payments must not exceed the landlord’s loss or the agent’s reasonable costs.
F) Payments in respect of utilities, communication services, TV licence and council tax, where applicable and where permitted under the tenancy agreement.
G) Default payments for late payment of rent and replacement of lost keys, fobs, security devices or other means of access, where required under the tenancy agreement. Late payment interest can only be charged where rent is outstanding for 14 days or more, and must not exceed 3% above the Bank of England base rate. Replacement keys, fobs or security devices must not exceed the reasonable costs incurred, and evidence of those costs should be provided where required.
Referencing and affordability:

Payments before moving in:
A holding deposit equivalent to one week’s rent is required to reserve the property while referencing is carried out.
Once the tenancy agreement has been signed by all parties, the first month’s rent and tenancy deposit will be payable before the tenancy starts.
