This is our biggest 4-bed of the portfolio.

Channings Hotel Bar is across the road, and the building is towards the Student Union end of Pembroke Road; and very close to St Pauls Road.

“If you 100% wish to proceed” (please read):

In the first instance, the Landlord requires a £100 Holding Fee from each Individual. This effectively takes the flat off the market and represents your commitment to the tenancy. However, if your group withdraws from the tenancy somewhere down the line, prior to the tenancy commencing; then the Holding Fee will be forfeited, unless you have a suitable replacement student group to take your place (in this situation, your Holding Fee will be reimbursed). If your group continues to proceed, then the Holding Fee will also be reimbursed.

Please note that the Deposit is a separate entity from the Rent; and the former is paid into a government-approved deposit scheme. The Landlord uses the Deposit Protection Service; and this Deposit will be asked for at a later date.

In relation to the deposit.

The deposit will be £3780 (or £945 per person).

Rent is paid monthly in advance, and includes water rates but excludes all other bills, such as gas/ electric/ internet/ tv licence (if applicable), and council tax (if the individual works). Tenants are responsible for setting-up and paying their utilities bills.

From experience, we are aware that some students might find the setting-up of accounts daunting. HYBR have partnered with The Student Energy Group (tseg), that offer “bills packages” to take away such stress. The Landlord will be suggesting tseg to each group that comes on board with him.

Tenancy is one single agreement with all the individual names on.

Once a group is signed up with the Landlord, the Landlord and his Team take on board the management of the tenancy from start to end.

The Landlord is a Family-Business that has been in operation for 40 Years +.

The Landlord was also Britains Coolest Landlord according to the Tab in 2013; not so much now.
