In the first instance, we require a £100 Holding Fee (sometimes called a Holding Deposit) from each individual. This effectively takes the flat off the market and represents your commitment to the tenancy. However, if your group withdraws from the tenancy before the tenancy commences, the holding fee will be forfeited unless you have a suitable replacement student group to take your place (in that situation, your holding fee will be reimbursed). If your group continues to proceed, the holding fee will also be reimbursed.

Please note that the deposit is a separate entity from the rent and will be paid into a government-approved deposit scheme. We use the Deposit Protection Service; this deposit will be requested at a later date.

In relation to the deposit.

The deposit will be £3120 (or £780 per person).

Tenants are responsible for setting up and paying their utilities bills.

From experience, we are aware that some students might find the setting up of accounts daunting. We have partnered with The Student Energy Group (tseg), which offers “bills packages” to take away such stress. We will be suggesting tseg to each group that comes on board with us.

Tenancy is one single agreement with all the individual names on.

Once a group is signed up with us, our team take on the management of the tenancy from start to end.
