Available from September 2025, we have six individual en-suite rooms available in a brand-new, high-end student property located just off Pennsylvania Road—only a short walk to the University campus. Each room has been thoughtfully designed for student living, featuring a private en-suite bathroom, double bed with storage, mounted flat-screen TV, desk, wardrobe, and additional furnishings—perfect for studying, relaxing, and socialising.

The communal spaces are fully equipped with a modern kitchen (double ovens, hobs, fridge/freezers), a washing machine, tumble dryer, dishwasher, and all necessary cookware. There’s also a spacious lounge with a large flat-screen TV and a landscaped garden complete with patio seating and a BBQ.

All bills are included (water, gas, electricity, Wi-Fi), and council tax is exempt for students.

Permitted Payments

As well as paying the rent, you may also be required to make the following permitted payments.
Before the tenancy starts (payable to Francis Louis 'the Agent')
Holding Deposit: 1 week's rent
Deposit: 5 weeks' rent
The holding deposit, the equivalent of one weeks rent, will be allocated to the first months rent once satisfactory references have been received. The holding deposit is non refundable, if a tenant withdraws their application once referencing has commenced or, if misleading information is provided or information is withheld on the application form.
* Referencing charges do not apply to tenants of assured shorthold tenancies, student accommodation, or licences but may apply for other types of tenancy ie company lets and contractual tenancies.
