Further along the hallway, you can find the plush, comfortable living area, complete with two generously sized sofas that provide plenty of seating, creating a cozy space for relaxation. One of these can be used as a double sofa bed. The room is equipped with a Smart TV, offering access to Freely App which provides free-to-air stations along with streaming services such as Amazon Prime, and free Wi-Fi is available throughout the space for your convenience. Also off the main hallway, you can find the master bedroom, a peaceful retreat featuring a luxurious king-size bed and ample storage space for all your belongings. The cozy bathroom is thoughtfully designed with fixtures, including a washbasin, a bath with a shower, and a W/C. Outside, the property boasts a charming sun-soaked private garden area, a true haven for outdoor relaxation. Whether you’re looking to unwind or entertain, this outdoor space offers a perfect blend of comfort and tranquility.

Parking is available for 1 car on the driveway. We can provide a travel cot for guests to use during their stay. There is an additional charge of £20 for this. Guests are asked to bring their own cot bedding.

Our home is perfectly located to explore the best of York! Top attractions such as York Minster, National Railway Museum, The Shambles, Jorvik Viking Centre, York Castle Museum, and Clifford’s Tower are all within easy reach, making this location the perfect base for exploring everything York has to offer, while also remaining out of the hustle and bustle. There will be some complimentary tea and coffee waiting for you which will be useful for those arriving after a long journey. If you wish to purchase more for your stay, there is a Sainsbury's Supermarket a 10-minute walk away on Bootham.

This property is a new-build in an ongoing development, meaning there are still properties being built nearby. As a result, there will be construction work taking place between Monday and Friday from 8am to 4pm. Check-in time is after 4pm and check-out time is before 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to the cleaner’s schedule. You will be charged £100 for lost keys, so please be careful with them. One of the sofas in the living room can be used as a sofa bed. If you wish to make use of this, inform us at least 48 hours before you are due to check in so we can arrange this for you.
