Affordability

Once you have applied for a property and we have received your application forms and references, we will then check you can afford the property and have a satisfactory credit score. If you are in receipt of benefits then we can help you calculate what you would be entitled to (please note our market rental properties will be subject to Local housing allowance rates and Housing benefit or Universal credit may not cover the full rent).

We expect that rent and debt payments dont exceed 45% of your total income.

If the ratios are over our accepted threshold, we wont be able to accept you as a tenant and you may need to look for a cheaper property.

You will need to be able to prove your income. You will need to provide 3 months wage slips and bank statements or if you are self-employed, your most recent tax return.

Credit referencing

We use an independent credit agency to carry out our referencing. You'll be required to have a credit score of good or fair ;, along with passing the affordability check.

We wont normally accept applicants with County Court Judgement (ccj) or Individual Voluntary Arrangement(iva), if you apply we will review each case individually. We do not accept guarantors.
Dps


The tenant will be required to pay one months rent in advance plus any additional rent for the remainder of the current month. This will be in addition to one month's rent as deposit, held with the dps. No Tenant Set Up Fees.
